Position Purpose: This role involves working closely with the Maintenance Supervisor and Community Manager to conduct repairs and preventive maintenance across the property, including residential apartments, public areas, grounds, and equipment. Attendance during designated office hours at community locations is essential for effective community operations.

Key Contributions:

Property Appearance/Upkeep: Ensure the property is clean and well-maintained. Conduct regular inspections and potentially assist with Groundkeeper duties.
Appliance Maintenance: Address minor issues with air conditioning, heating units, electrical, and plumbing systems.
Make Ready: Prepare units to meet market standards, potentially involving painting.
Laundry Room: Maintain laundry facilities according to company guidelines.
Pool Maintenance (if applicable): Perform regular inspections, maintenance, and cleaning to meet standards.
Customer Service: Exceed company standards for resident satisfaction and respond to emergencies as required.

Additional duties may be assigned as needed.

Essential Mental Alertness Requirements: Various cognitive abilities are necessary to safely and competently perform the duties of the position.

Position Requirements:

Education: High school diploma or GED required. Pool certification preferred; HVAC certification and boiler certification are a plus.
Experience: Minimum of one year of maintenance experience in residential properties.
Physical & Cognitive: Ability to perform physical tasks and frequent cognitive functions associated with the role.

If the role involves driving for company business:

Driver must have a valid driver's license, acceptable motor vehicle record, and reliable transportation.
Driver must be insurable at standard rates and carry personal auto liability insurance for company vehicles.

Successful candidates will undergo background checks, drug screenings, and physical demand analyses as required.
