    We are a leading property management company that specializes in community association management. We are looking for a Community Association Manager to join our team and manage a portfolio of properties in Milwaukee, WI.

    Key Qualities

    As a Community Association Manager, you will be responsible for ensuring the smooth operation and maintenance of the properties under your supervision. You will also be the main point of contact for the board of directors, owners, vendors, and staff. To succeed in this role, you will need to have:
    • At least 2 years' experience in condo property management
    • CPM and CMCA Designations or the ability to obtain them
    • Excellent communication and interpersonal skills
    • Strong organizational and problem-solving skills
    • Knowledge of local, state, and federal laws and regulations pertaining to community associations
    • Proficiency in Microsoft Office, Website & VMS, Keeper App, AppFolio, and Yardi
    Schedule

    The schedule for this position is Monday through Friday, 8 am to 5 pm.

    Requirements

    Key Responsibilities

    As a Community Association Manager, you will be expected to perform the following tasks:
    • Oversee all day-to-day aspects of community association portfolio
    • Attend meetings with board of directors and owners (after-hours may be required)
    • Phone calls & emails as necessary with owners, board members, or vendors
    • Liaison between owners and board of directors
    • Review and recommend association policy resolutions
    • Schedule annual meetings
    • Keep current roster of all owners
    • Process closing questionnaires for sales or refinance
    • Keep rental, vehicle, and parking information up to date in Website & VMS
    • Emergency on-call rotation
    • Complete bi-annual property inspections with photos/suggestions
    • Solicit and negotiate contracts for maintenance and improvements
    • Maintain clubhouse and community room reservations and charges
    • Develop, implement or approve a risk management program for the property
    • Review and recommend insurance requirements
    • Recommend and/or initiate legal actions for violations, contracts, governing documents
    • Monitor delinquencies, send notices of violation, forward account to attorney for collections as advised
    • Review monthly financial report provided by Director of Operations and send to Board
    • Upload monthly financial reports to owners after 10th of month
    • Update Keeper App as needed
    • Identify and analyze properties financial requirements, replacement reserve requirements and funding from owners
    • Identify, analyze and propose alternate uses for property and implement or approve a plan to change use
    • Identify, analyze and propose property improvements relative to future value and return on investment
    • Maintain management controls and analyze the properties performance
    • Prepare Management Plan for Property
    • Report to corporate office
