    The Property Manager oversees day-to-day property operations, enhancing the value of the property while supervising staff members responsible for various aspects of property maintenance and management.

    Essential Functions:

    • Demonstrates understanding of financial goals and operates assets in owners' best interest according to Policies & Procedures Manual and complies with Fair Housing, state and federal laws.
    • Maintains accurate records of community transactions and submits them on time (i.e., annual budgets and income projections, rent rolls, delinquency reports, move-in/move-outs, etc.).
    • Ensures the property is rented to fullest capacity by utilizing marketing strategies to secure prospective residents.
    • Trains leasing staff in closing techniques and verifies that appropriate paperwork has been completed and input into computer system accurately and on time.
    • Monitors and analyzes traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to provide up-to-date and proper information when requested.
    • Ensures community appearance and repairs are noted and completed on time.
    • Provides exceptional service to residents, future residents, and internal team members.
    • Listens to resident requests, concerns, and comments.
    • Follows and enforces all safety procedures and notifies Safety Coordinator of safety hazards.
    • Attends regularly and on time.
    • Pursues special projects and other responsibilities as assigned.

    Qualifications:

    • Knowledge of multiple PC software packages such as Microsoft Excel, Word, PowerPoint, and Adobe Acrobat.
    • Detail-oriented with excellent office skills, including typing and proofreading.
    • Excellent organizational, communication (written/oral), and interpersonal skills.
    • Able to manage changing priorities, meet deadlines, work independently, and follow through on assignments with minimal direction.
    • Able to maintain confidentiality.
    • Demonstrates effective and professional conflict resolution and customer service skills for interaction with tenants, vendors, and coworkers.
