    roject Manager


    devotes energy to the planning, tracking, scheduling and controlling of the field work and assists the project manager for getting the project completed within the time and cost requirements.


    Essential Job Functions:
    Work on all aspects of project from pre-planning to completion.
    Compare quotes and be able to speak intelligently about the differences and why they are important. Make recommendations to the Project Manager and Foreman.
    Create project budgets and forecast project costs.
    Inventory and maintain all project manuals.
    Attend and participate in project meetings. Speak during the meeting about the project and answer questions.
    Stationed on site to check progress, quality control and safety.
    Help manage all aspects of subcontracts, including change orders and work schedule.
    Initiate and respond to all written and verbal correspondence as required.
    Create, track, respond, and distribute all requests for information.

    Help manage the onsite project team to ensure team is performing in accordance with contract requirements and Midwestern Mechanical operational policies.

    Review and approve subcontractor payment requests; issue and track purchase orders. Check material orders against purchase orders as product arrives onsite.
    Help the PM and Foreman procure equipment and materials for timely delivery to project.
    Develop and maintain good relationships with the construction team.
    Manage the change order processes electronically.
    Interface with subcontractor and suppliers.
    Control and report project progress.
    Ensure completion of items from completion lists and punch lists.
    Help manage the preparation of all close-out documents and requirements.
    Help resolve unfavorable variances from established budgets or schedules.
    Procure submittals, document, and follow submittal procedures per project requirements.
    Procure As-Built Drawings for project close out per project requirements.
    Travel and overnight stay will be required for internal and external training at times.
    Initial company training will be in Sioux Falls for an extended period prior to relocating to your job location.

    This training varies based on each new employee's needs, could be anywhere from 1 to 6 months in Sioux Falls.


    Required Skills:
    Strong computer operation knowledge including Microsoft Excel, Word, Outlook and Office 365. Extensive understanding of Email and organization of Email.
    Professional verbal and written communication skills as he/she will be communicating with field personnel, subcontractors, engineers and owners
    Proven leadership skills in leading projects
    Sound judgment and decision-making skills
    Ability to prioritize and maintain solid time management and organizational skills
    Applied experience of all aspects of construction project management
    Attention to detail; being able to find and correct errors
    Team player and ability to build a team with positive morale
    Ability to work independently once trained.
    Strong sense of customer service
    Ability to drive a motor vehicle and maintain a current driver's license in order to commute to the various current or prospective job sites in the region
    Overnight travel as necessary within the region for corporate meetings, on-site project follow-up and conferences

    Educational and Experience Requirements:
    Completion of High School Diploma or equivalent required.
    B.S. degree in construction, engineering, or project management expected. Field experience is a plus.

    Working Conditions:
    The

    Project Manager


    will spend some time in the branch office but most of the time in the job site trailer or on the job site which would include exposure to all elements of weather including cold, heat, wind, rain and snow.

    The weather may also impact the site exposing the individual to water and mud.

    This position also includes the exposure to areas off of the ground in a safe manner and exposure to loud noises where hearing protection is necessary and provided.
