Job description
Walnut Capital Management is seeking an experienced Commercial HVAC / Maintenance Technician for our Bakery Square property in the East Liberty area.
The applicant must possess at least four years of hands-on experience and/or training on a variety of systems used in residential buildings involving various types of HVAC systems, mechanical, electrical, plumbing, appliances, etc.
Basic job description:
- Regularly perform daily adjustments and repairs necessary to maintain optimal operation of HVAC equipment while working closely with Building Systems Technician
- Also required to perform general maintenance repairs such as: filter replacement, minor plumbing and electrical repairs, light bulb/tube and ballast replacement and other related building repairs or maintenance as needed.
- Be able to respond as necessary to building emergencies on a 24-hour basis during assigned on call rotation.
Provide the highest quality of service to the customer at all times, set example for all associates.
- Ensure fulfillment of preventative maintenance program to specific brand standards.
- Maintain a current inventory of all supplies.
- Maintain a work order assignment program for completed and pending work orders. Prioritize and complete work orders in a timely manner. Monitor all deficiencies. Communicate to the requesting party upon completion when needed.
- Repair appliances as required.
- Ensure implementation and compliance of brand standard key control policies and procedures are adhered to.
- Check Smoke Alarms and fire extinguishers throughout complex on a scheduled basis and/or coordinate with 3rd party service provider.
- Ensure routine preventive maintenance on equipment is done. This is including, but not limited to laundry equipment, heating, and air condition units, ice machines, fire extinguishers, fire/smoke alarms, lawn sprinklers, fire equipment and plumbing. These are performed as required by the manufacturer and in accordance with the warranty specifications.
- Maintain the grounds; curb appeal, and building exteriors consistently.
- Assist the Property Manager / Asst. Property Manager in resolving tenant concerns.
- Utilize department communication and information systems through all forms of communications, including logs, department meetings, coaching and counseling
- Any reasonable request by management that you are capable of performing
- Comply with Walnut Capital policies and procedures
- Other duties assigned by Property Manager.
Requirements:
- Minimum of four years' experience in residential building maintenance preferred
- High school diploma or general education degree (GED)
- Must possess a team oriented – winning attitude
- Have and maintain a Valid Driver's License and reliable transportation
- Must be able to pass a background check, physical and drug screen.
- 24/7 ability to respond to building emergencies during on call rotation
- HVAC and Mechanical certifications (highly preferred)
Required education:
- High school or equivalent
Required experience:
- Building Maintenance: 4 years
Physical/Mental/Environmental:
- Sitting: 10%
- Walking/Standing: 90%
- Bending/stooping: working on projects below eye level
- Reaching/touching: reach with hands and arms, including raising arms above head to work on projects; use hands to finger, handle or feel objects, tools or controls.
- Lifting: up to 50 lbs.
- Visual: close/distance/peripheral vision, depth perception, color differentiation and ability to adjust focus.
- Auditory: hear voices in both small and large group environments; hear alerts from office automation and building systems.
- Verbal: speak one-on-one and in groups; in person and via telephonic devices.
- Mental demands : Logic, analysis, judgment, discretion, memory
- Environment: Working with mechanical and electrical equipment both indoors and outdoors. Frequent exposure to hot, cold, wet and noisy conditions.
