    Position Title: Project Manager - Multi-Family Construction

    Location: Atlanta office (Buckhead area)

    Travel: 1-2 x per month to project sites.

    Fairway Construction Co., Inc. was founded in 1984 to provide construction services for JES Holdings, LLC. Throughout the years, Fairway Constructions expertise has grown from building affordable multi-family housing communities to include the construction of skilled nursing care centers, market-rate apartment communities, residential lofts, the rehabilitation of historic properties and conventional senior memory care facilities. Due to our reputation for consistently completing quality developments on time and within budget, FWC has expanded to add third-party construction developments and provides project management and consulting services for numerous developers. FWC offers a wide range of services to assist our clients from pre-construction through completion.

    POSITION SUMMARY / PURPOSE

    Reporting to the Senior Project Manager, the Project Manager leads and directs the overall operations of the individual project. They will also be responsible for the preparation of the budget, schedule and managing these items during the duration of the project. This position will require travel to job sites as necessary with possible overnight stays.

    ESSENTIAL FUNCTIONS

    • Confers with the executive team to identify and set strategic planning and organizational priorities, goals and success indicators for construction projects.
    • Reviews budgets, schedules, outcomes and results and refines direction in response to changes in the market.
    • Effectively collaborates with team, owners, consultants and contractors to optimize common resources, as well as working towards common goals and results.
    • Participates in the evolution of architectural and engineering plans; reviews each for accuracy, omissions and constructability.
    • Estimates proposed construction costs by division line item; assists in the preparation of owner-contract, specifically with regard to identification of project documents, schedule and exclusions.
    • Reviews and analyzes proposals from subcontractors and suppliers; reviews subcontractors ability to staff and perform works and negotiates best terms with subcontractors.
    • Prepares scope of work and material purchase orders.
    • Work closely with project superintendent for complete execution of project work. This includes safety, scheduling and budgeting for the overall success of the project.
    • Serves as primary contact with consultants in the execution of project work.
    • Ensures project plans and specifications are accurately followed during construction process.
    • Value-engineers project work where necessary in order to maintain adherence to budget.
    • Obtain submittals; review and transmit to architect for review and approval.
    • Regularly reforecasts projects estimated cost at completion; ensures construction activities advance in accordance with schedule and budget.
    • Prepares monthly progress payment applications to owner.
    • Approves subcontractor and supplier progress payment applications.
    • Works with the Project Superintendent to identify scopes of work which fall outside the realm of subcontracts, negotiate change orders, and ensure any changes to scopes of work are properly approved by the owner and consultants.
    • Serves as company representative with subcontractors and suppliers in the negation process and any resolutions of claims and disputes.
    • Coordinates the preparation of as-built, red-lined construction plans.
    • Provides oversight for project close-out activities.

    ESSENTIAL KNOWLEDGE, SKILLS AND ABILITIES
    • Organizational, project management and time management skills
    • Computer efficiency with email, word processing and spreadsheet applications, such as, Microsoft Outlook, Excel, Word and PowerPoint
    • Knowledge of construction software such as ProCore, NetSuite, and Microsoft Project
    • Advanced knowledge in interpreting building blueprints, including estimating; advanced construction skills and knowledge in building and site construction work
    • Experience working with 3rd party developers and state and local officials is preferred
    • Employee mentoring, coaching, development and performance skills
    • Effective sales, presentation and facilitation skills
    • Networking, relationship building and influencing skills
    • OSHA training preferred
    • EarthCraft certified preferred
    MINIMUM EDUCATION/EQUIVALENT EXPERIENCE REQUIREMENTS

    Bachelors degree in Construction Management, Civil Engineering, Architecture or related field or a minimum of 5 years of onsite construction experience and 2 years construction supervision experience required. Experience within multi-family and stick-built construction required.
