Responsibilities
- Oversee all building systems, maintenance repairs modifications observe work operations procedures environment to identify possible hazardous conditions unsafe work practices formulate corrective measures safety monitor work orders ensures repairs completed within prescribed guidelines coordinate completion repair close out work orders Yardi system established procedures ensure work performed staff satisfied follow up deficiencies maintain preventative maintenance schedule ensure pre-seasonal preparation HVAC building systems perform routine tasks plumbing electrical work HVAC systems maintenance carpentry maintain Preventative Maintenance schedule ensure pre-seasonal preparation maintenance building systems carried scheduled weigh pros cons different solutions considering cost time resources adjust maintain clean machinery equipment comply rules regulations including heating motors fans electrical parts handle emergency repairs minimize disruptions quality life clients staff obtain estimates quotes repairs renovations supplies liaise vendors service providers repairs various projects maintain basement storage areas orderly safe hazard-free manner repair replace inoperable appliances ensure client rooms common areas painted needed maintain exterior parts building ensuring good upkeep walkways building face manage snow removal landscaping garbage disposal cover shifts associated duties tasks absence staff conduct unannounced site visits off hours days monitor staff performance site maintained cleaned repaired provide supervision document immediate disciplinary actions necessary collaborate AVP procurement department obtain bids building projects follow local law requirements proactive ability take initiative.
