    Marketing Coordinator Department/Location: Marketing/Houston-CorporateReport to VP, Marketing and Management ServicesFSLA Status : Exempt

    Job Summary:

    TDC is seeking a Marketing Coordinator responsible for a portfolio of properties consisting of both student housing, conventional and acquisition multifamily assets.

    The Marketing Coordinator will test the effectiveness of our marketing campaigns, make recommendations for improvement, and offer new facets that attract increased traffic to our properties.

    The position requires strong project management, working with the VP of Marketing to establish branding, and working with Portfolio Directors and onsite teams to provide support.

    The ideal candidate should be excellent in multitasking, creative strategy, and developing marketing plans that help achieve optimal leasing and financial performance within the portfolio in a fast paced, team centric environment.


    Essential Functions:

    Coordinate with VP, Marketing to implement marketing objectives, discuss effective creative direction, and ensure brand consistency and high standards within approved budget.

    Weekly calls with VPs, Portfolio Directors, Strategy Managers, and onsite teams to discuss individual properties projects and strategize on new marketing plans.

    Meets weekly with VP of Marketing and MMST (Marketing and Management Services Team) to discuss and prioritize project list.

    Supports property marketing efforts for portfolio including print collateral, signs, banners, website maintenance, advertising and promotional items working closely with our in-house Graphic Designer or creative agency.

    Digital Marketing analysis of property SEO, PPC, and overall online strategy to ensure success of each campaign. General knowledge of Google Analytics reporting to plan campaigns, analyze metrics and identify trends.
    Closely monitor marketing budgets on monthly basis and give suggestions to VPs and PDs based on leasing velocity. Keep track of all marketing overages and savings and communicate with VP of marketing.

    Support onsite team in brainstorming outreach marketing ideas, preferred employer plans, resident events, housing fairs and overall event planning strategy.

    Develops and maintains effective working relationships with vendors; printers, creative firms, digital marketing partners, photographers/videographers, sign vendors and various levels of management.

    Provides timely response and meets marketing deliverables per deadline.
    Assists VP Marketing on all other special projects or new programs relating to TDC and property brand, as needed.


    Qualifications:
    To perform this job successfully, an individual must be able to perform each essential duty.

    Must be an organized, efficient, and detail oriented multi-tasker, have excellent verbal communication and creative writing skills, be tech and social media savvy, plus be able to work as part of a team and willing to pitch in where needed.

    Education and Experience:
    BA degree in advertising, marketing, communications or related field preferred. Experience in multifamily/residential real estate marketing.
    Experience with website maintenance, digital marketing strategy and minimal graphic design.


    Computer and Technical Skills:
    Knowledgeable regarding current available technology solutions and proficient in Excel, PowerPoint and Word


    Proficient with the following:
    Minimal graphics created in Canva and/or experience with Adobe Creative Cloud
    • Photoshop, Illustrator, InDesign is a plus.
    Audio and Video compression and editing is a plus.
    Photo editing (resizing, retouching/editing)Entrata Property Management Software experience preferred.


    Travel:
    Travel is required typically 20% of the time as requested by Portfolio Directors and approved by VP, Marketing.#J-18808-Ljbffr
