**Key Contributions:**
Process Housing Assistance Payments (HAP) vouchers and Special Claims.
Process Special Claims for vacancy loss.
Process Excess Income reports.
Monitor TRACs compliance percentages.
Daily monitoring of HUD website to ensure up-to-date compliance with affordable housing policies and procedures as related to their specific duties. As significant issues arise from this process, ensure communication with core leadership group and facilitate implementation as agreed.
Field incoming phone calls from site staff with questions directly related to HAP Vouchers, Special Claims, and other OneSite Affordable-related questions.
Perform annual audits to ensure the HAP accounts receivable balances are accurate.
Help with the tracking of residents with unreported income.
Be willing to contribute in efforts made to standardize the collections policy and procedure for all Yarco-managed communities.
Process Special Claims for unpaid rent and damages.
Provide entry-level computer technical support.
Assist the administrative team with front desk coverage and processing company mail as scheduled.
Communicate effectively with site staff and third parties.
Perform other duties as assigned.
**Position Requirements:**
Education:
Minimum high school diploma or equivalent.
Experience:
Minimum two years of progressive job growth in a related field. Affordable property management expired desirable but not required.
Must be detail oriented, flexible, and able to handle multiple tasks. Ability to look at the big picture and understand how tasks relate to each other.
Demonstrated ability to deal directly with senior management and all other personnel to build consensus, establish confidence, communicate effectively and contribute to a positive work culture.
Well developed written and verbal communication skills.
Strong knowledge and experience with Microsoft Office (Word, Excel and Outlook).
**Physical & Cognitive:** Ability to lift, push and pull up to 40 pounds. Ability to work in a constant state of alertness and safe manner.
