    Position Title
    Manager Building Maintenance

    Overview
    Is responsible to directly supervise and manage the Building Maintenance Department in the operation, maintenance, repair, construction and renovation of the facilities in order to provide an environment, which is aesthetically pleasing and conducive to the learning process, which enhances the teaching, research, and public service functions of the College.

    Job Responsibilities
    The Manager Building Maintenance is responsible for directing, managing and administering maintenance department efforts associated with the following:
    * Direct and manage the activities of Maintenance Department employees. Assign and monitor overall work assignments and schedules. Responsible for overall maintenance of all college owned buildings. Perform regular inspections of all buildings.
    * Supervision of 13 maintenance employees, which involves direct and indirect responsibilities for interviewing, selection, training, motivating, performance evaluations, developing goals and developing procedures to ensure achievement of department goals.
    * Physical maintenance of the University residential properties.
    * Provide and ensure excellent customer service response to physical; plant issues as they arise on campus.
    * Assess and monitor facility repairs to ensure cost effectiveness; establishes criteria for repair versus replacement.
    * Direct the implementation of a planned maintenance program to ensure maximum performance of the University facilities and equipment. Prepare and maintain input into the 5-year budget plan for capital improvements, evaluate deferred maintenance. Submit yearly capital requests. Develop and manage schedules to complete approved projects ensuring projects stay on budget and prepare bid specifications and drawings.
    * Provide input and initial preparation of yearly operating facilities maintenance budget and manage department to achieve approved budgets.
    * Manages inventory levels to ensure adequate materials available.
    * Initiates and participates in employee training.
    * Provide support to plan, implement projects, staffing, and work plans to support student, staff, faculty and outside group usage of the campus. Follow up and inspect the work by maintenance staff has been completed.
    * Ensures compliance with applicable building and safety codes, hazardous waste disposal, OSHA, etc.
    * Plan and implement summer projects including capital projects, resident hall repairs and painting, classroom painting and support Buffalo Bills training camp. Support residence life for fall student move in requirements.
    * Identify and justify potential energy projects. Keep current with changing technologies.
    * Coordinate Facilities support to assist and perform work on major campus construction projects including necessary shutdowns, installation review and ensure proper turnover training has occurred before occupancy.
    * Maintain and update CAD drawings for physical space usage ensuring floor plans are correct and frequently update the department usage designations.
    * Evaluate and maintain preventive maintenance database within work order system.
    * Team member representing Facilities Maintenance group on internal committees/groups as required or assigned (Emergency Response Committee required)
    * Assists the Director in evaluating, formulating and making suggestions for the changing of departmental policies, procedures and goals.
    * Act on behalf of the Director when the Director is absent.

    Education / Experience
    Education:
    Bachelors degree in an Engineering, Facilities Management, related field or 10 years equivalent experience. Knowledge of all applicable codes and regulations (NFPA, NYS building codes, boiler codes, NEC). Hands-on knowledge of all aspects of facility maintenance. Must be proficient in the use of computers and software programs such as AutoCAD and School Dude Work Order System.

    Experience:
    Minimum of eight (8) years' experience in progressively responsible facility maintenance operations including five (5) years supervisory experience with proven customer service and technical problem solving abilities preferably with a higher education institute. Experience in planning, scheduling, implementing renovation projects. Demonstrated supervisory and leadership experience and the ability to build cooperation and trust among employees is required.

    Competencies / Skills
    * Knowledge of all phases of facilities maintenance and construction including but not limited to: HVAC, Electric, General Maintenance, Plumbing, Carpentry, Locksmith and Painting.
    * Ability to promote high quality workmanship and customer service.
    * Skills in planning and implementing maintenance, new construction and renovation projects including developing cost estimates, schedules and budgets.
    * Budget development and management skills
    * Ability to communicate effectively utilizing interpersonal skills to maintain effective relationships with other department staff, faculty, students and public.
    * Knowledge and experience with federal, state and local building codes, construction, safety, fire and public access regulations.
    * Leadership, management and organizational skills necessary to administer maintenance department.
    * Flexibility and ability to cope with multiple priorities.
    * Strong work ethic and set high standards so as to create a sense of pride in work and the team.
    * Ability to effectively handle conflict and be directive and/or supportive as needed.

    Supervision of Employees
    Fill in for Director when Director is not available

    Work Environment
    Responsible for all areas of the Building Maintenance Department and may require extended hours as the job necessitates.
