Role Description

Sparq Living is seeking a proactive, experienced Regional Maintenance Manager (RMM) to lead and oversee maintenance operations across multiple multifamily properties throughout the Puget Sound Region. You'll be responsible for managing 5+ maintenance teams, monitoring unit turn deadlines, capital projects oversight, and ensuring Sparq Living's high-quality maintenance standards — all while mentoring and empowering property-level staff.

What You'll Do:

Daily Responsibilities:

• Supervise maintenance staff across multiple sites via regularly scheduled visits and making sure Make Ready Board timelines are met
• Set daily and weekly goals, assign tasks, and ensure accountability
• Mentor and develop on-site maintenance staff, helping improve their skills and efficiency
• Monitor progress on unit turns and ensure turn time-frame goals are met
• Oversee supply orders ahead of unit vacancies with internal staff, maintain proper inventory of supplies and tools
• Organization of time, projects and personnel.

Weekly Responsibilities:

• Review unit turn cost tracking
• Ensure maintenance work is completed efficiently, on time, and meets quality standards.
• Monitor staff hours vs. work output
• Conduct quality control inspections (e.g., blue tape walkthroughs)
• Update and submit weekly progress tracker
• Maintain and enforce safety protocols and compliance with local regulations.
• All teams must have 4'x6' Make Ready Boards in offices for tracking

Monthly Responsibilities:

• Oversee bulk material purchasing for upcoming unit turns
• Oversee pre-move-out inspections and prepare turn scope
• Submit material orders and delivery schedules
• Set and enforce renovation deadlines
• Perform regular property inspections, including fire, elevator, and safety system checks.
• Perform quarterly reviews of maintenance performance and costs

Key Areas of Focus:

• Capital Projects: Oversee large-ticket CapEx improvements and vendor projects
• Coordinate and negotiate with vendors and contractors.
• Hiring, Mentorship & Training: Provide hands-on support and access to digital tools (e.g., Grace Hill, Interplay), assist in hiring and development of maintenance managers and other on-site staff
• Planning & Accountability: Start each day by reviewing progress and setting goals
• Inspections: Conduct monthly/quarterly/annual checks on buildings and major systems (fire panels, elevators, sprinklers)
• Documentation: Maintain O&M manuals and maintenance binders by frequency (monthly, quarterly, etc.)
• Quality Management

What We're Looking For:

• 5+ years of maintenance/facilities experience (multifamily housing)
• Strong leadership and communication skills, managing personnel issues
• Solid understanding of building systems and unit turns
• Detail-oriented with time management and organizational skills
• Proficient in Microsoft Office, Appfolio, mobile apps, and online training platforms
• Valid driver's license and reliable transportation for site visits

Nice-to-Haves:

• Experience with Grace Hill or Interplay Learning
• Construction or project management background
• Bilingual (English/Spanish) is a plus

Qualifications

• Strong Supervisory Skills to lead, mentor, and manage maintenance teams effectively
• Experience in Equipment Maintenance and Preventive Maintenance procedures
• Expertise in Maintenance Management, including planning and coordinating maintenance operations
• Proficiency in Maintenance and Repair tasks to ensure operational efficiency and safety
• Excellent problem-solving and organizational abilities
• Strong communication skills to interact effectively with staff and residents
• Knowledge of safety protocols, building codes, and regulatory compliance requirements
• Bachelor's degree in Property Management, Construction, or a related field preferred
• Prior experience in a similar role with multi-site property management is a plus
