JOB SUMMARY
The primary focus of New Home Sales Associate is to help administer and coordinate the new home purchase process from sale through closing with the ultimate goal of a happy customer who will refer Lombardo Homes to their family and friends.
The Lombardo Homes Sales Associate will impact the lives of customers while working to professionally grow a career to a New Home Sales Manager. The Sales Associate will learn how to develop new prospects into home buyers and learn to lead all community activities from one of our beautiful model homes.
PRIMARY RESPONSIBILITES
· Sell, process and close homes in accordance with company business plans with the final goal of creating happy customers that will refer their friends and family to Lombardo Homes.
· Provide timely and consistent follow through with current customers from initial contact to after closing. Records must be maintained of all communication.
· Travel throughout the local community in order to self-generate sales from Realtor/Co-broker business, referrals and self-prospecting.
· Develop an in-depth knowledge of the competitive marketplace, including product, site, local community, sales advertising and demographics.
· Monitor and record daily traffic utilizing company designated tracking tools.
· Participate in neighborhood promotions and marketing programs.
· Work with the field team to ensure that the overall appearance of the community including the model, community amenities, home site markers, signage etc. are in order.
· Ensure the model home looks its best and is open and ready for business hours. Model home displays, interior and exterior, must be show ready at all times.
· Adhere to the company's selling philosophy when serving our customers by warmly and professionally greeting all customers standing and with a smile. The sales associate will utilize all selling tools provided, including accompanying prospective purchasers through the model home display, and/or available homesites.
· Prepare required paperwork for each home sale and for prospective purchasers.
· Be the main point of contact through the build process to provide customers with a wonderful homebuilding experience.
· Be actively involved with customer throughout the build process including, but not limited to, weekly updates on the status of their new home, design center meetings, mortgage/lender communication and designated homeowner meetings.
· Attend sales meetings.
· Lead and assist in processing complete paperwork in a timely manner.
· Engage in continuous learning of the sales and building of a new construction home to develop the ability to answer specific questions.
· The ability to explain the principal and interest payments, taxes, insurance, deed restrictions, and homeowner associations.
· General office duties, including but not limited to, preparing brochures, ordering office supplies, and marketing material.
QUALIFICATIONS
· A strong desire to succeed
· Real Estate License or Builders Sales Person License or willingness to attain within 90 days of hire date.
· Within 180 days of hire, complete the required Lombardo Homes Associate Training Program.
· A positive attitude, self-motivated, resourceful, professional capable of achieving goals without extensive supervision.
· Perform quality, detailed work within deadlines.
· Must interact well with customers, associates and outside real estate agents.
· Must have good communication skills and be organized and efficient.
· The ability to problem solve.
· Keep model home open during posted hours.
· The ability to attend occasional networking or company sponsored events as a representative of Lombardo Homes.
· Professional appearance
· High School diploma or equivalent, college degree preferred
· Valid driver's license with reliable transportation and the ability to travel between multiple model locations.
· Abide by and practice Fair Housing.
· Proficiency with Microsoft Word, Excel, Outlook, Power Point and general knowledge of computers
