- Bachelor's Degree

- Experience with Military Housing, preferred not necessary, however residential real estate experience a MUST
- Must be proficient in Microsoft Word, Excel, PowerPoint, and Outlook

- Responsible for ensuring community leaders are managing operations to meet budgets
- Communicate and ensure compliance with company and legal requirements
- Works with leadership at the communities and Asset Management to research need for any large expense items not in budget
- Monitors specific marketing needs and trends to direct implementation of a comprehensive strategic plan
- Assists with review and response to negative social media content
- Creates and oversee implementation of all marking initiatives, including community specials/collateral and outreach on and off the base
- Reviews and presents accurate and timely status reports inclusive of operations and financial information
- Reviews and presents executive reports for owners & senior leadership
- Quarterly reporting for government and other recurring reports
- Coordinate with community leaders to appropriately respond to owner and AF inquiries and requests
- Oversight of inspections and audits with bank examiners, partners, state and government agencies and officials
- Research and report accurately and timely on various projects by creating executive summaries
- Leads monthly F/S review meeting
- Creates monthly owner's reporting packages
- Ensures appropriate document management and adherence to all legal requirements
- Understands commercial insurance policies and will research and identify viable claims
- Special projects, due diligence, RFP's, review and approve contracts with large values
- Manages and builds a cohesive, upbeat team of the communities' directors such as Executive Director, Director of Property Management, Director of Facilities Management, and Renovation Coordinator
- Assists the communities with company-wide initiatives and training
- Creates cohesive culture and provides leadership as a liaison between the communities and Culmen's personnel
- Available to support community leadership teams with any escalated resident/vendor service needs
- Assists community leaders in establishing, implementing, and supporting effective processes
- Administration and Management - Knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership technique, production methods, and coordination of people and resources.
- Economics and Accounting - Knowledge of economic and accounting principles and practices, banking and the analysis and reporting of financial data.
- English Language - Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar.
- Customer and Personal Service - Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.
- Sales and Marketing - Knowledge of principles and methods for showing, promoting, and selling products or services. This includes marketing strategy and tactics, product demonstration, sales techniques, and sales control systems.
- Personnel and Human Resources - Knowledge of principles and procedures for personnel recruitment, selection, training, compensation and benefits, labor relations and negotiation, and personnel information systems.

We are sourcing the position for our client that is in the Dayton and Cincinnati Metro area and is one of the region's largest and premier property and asset management organizations. The VP of Housing is responsible for leadership oversight of our client's residential communities. This includes tactical delivery of regulatory, financial, and government reporting, managing large volume budgets and projects, creating successful marketing initiatives, and staying current with new trends. The VP of Housing performs supervisor responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include bringing a positive encouraging vibe to your team, interviewing, hiring, and training site leaders; planning, assigning, and directing work; appraising performance; designing associate reward programs; addressing complaints and resolving problems.
