    Associate Job Description

    W5 Group is looking for an Associate of Acquisitions and Asset Management in its Miami Office. This is a tremendous opportunity to join a close-knit, dynamic family office and real estate investment firm.

    The team targets investments in the US with a focus on innovative residential investments, including ground-up developments, value-add, and mezzanine across multifamily, student housing, single-family rental/ build-for-rent, and condominiums.


    W5 Group was established in Switzerland in 2009 as Ralph Winter's investment office to deploy capital in real estate, venture capital, and growth equity.

    Ralph Winter is a successful global entrepreneur and real estate investor who was an early investor in European student housing, multifamily, micro-apartments and shared living.

    Ralph amassed a portfolio of 40,000+ student housing units and 100,000+ multifamily units, generating over €30 billion in investment transaction volume.

    In 2018, W5 expanded its operations to the US and has offices in Miami and New York in addition to its presence in Frankfurt and Zug.

    Beginning in 2024, W5 is now also investing in Innovative Living projects in the US on behalf of other family offices, high net-worth investors, and institutions.

    In the US, W5 has invested directly in Innovative Living projects with a capitalization of approximately $1.5 billion, including 2,100 units and 4,600 beds.

    These investments include equity in ground-up developments and value-add acquisitions, as well as mezzanine debt.

    Key responsibilities include:

    Support in screening, analyzing, underwriting, and closing new investmentsLeading due diligence including market comp analysis, as well as coordinating and overseeing 3rd party reports and validation of underwriting assumptionsAsset management of existing real estate investments, drafting business plans, including operating budgets and exit strategies, and reviewing and producing monthly and quarterly reports.

    Support with negotiating and closing joint ventures and debt financingsMarket and Sector research and analysisFinancial modeling, deal level, post-waterfalls, sensitivity analysis, etc.

    Prepare internal valuation reports and develop and maintain detailed financial operating modelsMonitoring and overseeing the development processCollaborative interaction with operating partners, lenders, property managers, etc.

    Travel for site visits in target markets and team meetingsParticipate in operational, development, and leasing calls to drive the strategy and maximize the operating performance of investmentsCreation of internal and external investment memorandums and research presentationsSupport fundraising activities as needed

    Ideal candidate qualifications:2-5 years of relevant experience in the real estate market, on the buy side (private equity or family office, real estate operator) and/ or investment banking, and /or in developmentExperience in the residential real estate sector particularly multifamily and student housingPossesses excellent analytical / modeling, PowerPoint presentation, and communication skills and is 'tech savvy' in the real of Microsoft Office, chat GPT, and other LLMsHas an exceptional work ethic and desire to learn and succeedIs a team player able to multi-task and thrive in a dynamic, fast-paced environmentIs mature, self-starting, motivated, smart, and fun
