    Role:


    The Project Manager role is responsible for supervision of construction projects from beginning to end, ensuring that projects are completed on time, within or under budget, on all projects.

    *Essential Responsibilities

    • Run all areas of construction projects including project planning, budgeting, and identification of resources needed. You will be required to find a vendor/subcontractor base throughout the state of California to service our customers.
    • Oversee project finances including managing the budget, tracking expenses, and minimizing exposure and risk for the project.
    • Communicate/collaborate effectively with both parties (factory and retail) for completing various phases of the project.
    • Coordinate the efforts of all parties involved in the project, including architects, consultants, contractors, subcontractors, and laborers.
    • Maintain strict adherence to budgetary guidelines, quality, and safety standards. Make site visits to construction sites as needed until the project is completed.
    • Identify and resolve elements of project designs and construction plans that may give rise to disputes.
    • Maintain DSA approved drawings.
    • Ensure all necessary permits/licenses are obtained or held, oversee all necessary partial and final inspections.
    • Conduct initial safety meeting and maintain all safety records.
    • Responsible for submission of daily project manager reports Monday through Friday.
    • Approve all vendor/subcontractor invoices and verify all work is complete and ready for payment within 48 hours.
    • Inspect all sites within 10 days of project handoff: including all competitive estimates and PO issuances for project.
    • Communicate/collaborate with factory on warranty items for all new buildings.
    • All punch list items are handled by Retail and by the assigned project manager.
    • Validate F.F. height with foundation packet ordered from factory prior to shipping.
    • Manage shipping dates for your assigned projects in on the delivery and return calendar. Our schedule is to ship within 30 days of building offline, please plan accordingly.
    • Pre-walk all buildings at factory per the scheduled time. Get closure on all outstanding issues until project is green tagged by schoolhouse prior to shipping.
    • Track bonded projects with liquidated damages and issue, promptly, change orders for time.
    • Obtain substantial and final acceptance sign offs on all projects within 30 days of delivery.
    • Request, review, and approve all change orders prior to submitting to customer. Follow through for customer signature.
    • No work to be performed on site without a hard copy purchase order, verbal purchase order, or management approval. If a verbal purchase order is issued, you still follow through until hard copy is sent to vendor.
    • Schedule team meetings as required for every project.
    *Qualifications

    • 1 to 3 years construction project management experience
    • Modular building experience a plus
    • Strong computer skills, specifically in Excel, Word, MS Project, and Outlook.
    • Ability to read and interpret blueprints/plans, submittals, and specifications.
    • Strong verbal and written communications.
    • Knowledge of OSHA regulations and construction safety.
    • 10-hour or 30-hour OSHA certification a plus.
    • Ability to oversee the management of multiple projects required.

    Experience:

    • Project management: 1 year (Preferred)
