    Description

    Details:

    Our industry leading client is looking for a Construction Manager to oversee and be responsible for activities related to new construction, renovations, and various capital expenditure (capex) projects.

    This is an important position that will work closely with the Development Manager as well as the Director of Construction and Maintenance throughout the life of the project to ensure quality deliverables, on-time and within budget.

    It reports to the company President.


    Administrative duties include:

    • Approving and processing all project invoices
    • Maintain uptodate budget, schedule, and project directory for all projects
    • Maintain a real estate development tickler and ensure timely release of bonds, letters of credit and escrow account monies
    • Serve as liaison between company and outside legal counsel
    • Supervise storage and filing of all plans and blueprints in hard copy and electronic format
    • Prepare correspondence as needed
    • Prepare for and attend portfolio reviews with 3rd party landlords
    • Weekly detailed construction reports and progress photos
    • Assist Director of Construction and Maintenance

    Development responsibilities include:

    • Create RFP's, interview and select engineers, and direct site plan design
    • Obtain all necessary project approvals and agreements
    • Direct building design and supervise construction design
    • Obtain all site design and government approvals
    • Establish project budgets and assist in creation of construction contracts

    Construction Phase responsibilities include:

    • Assist in preparation of the construction contract
    • Monitor required local and state agency
    • Attend on site construction/project meetings

    Qualifications:

    • Bachelor's Degree is a MUSTpreferably in Construction Management, Construction/building science, Engineering, or Architecture and Design
    • At least 3 years of commercial real estate construction experience
    • Experience in new construction and renovation for commercial use
    • Strong ability to manage multiple projects at different stages of renovations and construction.
