    Role

    Reporting directly to the firm's executive management, the Director of Property Management is responsible for staff development and the successful planning, organizing, direction and management of the Property Management division to ensure profitability, service quality, positive team culture and strong client relationships. Responsibilities include hiring, training, mentoring, supervision, and evaluations of Property Managers and supporting team members, fostering growth and compliance while maintaining effective communication with executive management. The Director reviews the operational calendar, supervises Property Managers, and ensures adherence to accounting, personnel, payroll, and office procedures. Financial oversight, contract and vendor management, and property inspections are required. The Director of Property Management must prioritize high-quality service and offer 24/7 availability in the event of emergencies. In addition, the Director will be integral in business development and will have a significant outward facing presence. This individual will embody and promote the firm's values and culture each day.

    Responsibilities

    Daily responsibilities include, but are not limited to:

    • Oversee the recruitment and termination process of property managers in compliance with company policies, incorporating input from the Executive Team.

    • Motivate and lead a high-performing team; attract, recruit, and retain required members of team.
    • Create value through new business growth.
    • Organize/lead proposals for new business opportunities.
    • Maintain knowledge of new technologies, industry best practices, and innovative with problem solving
    • Negotiate property management agreements.
    • Ensure compliance with all management agreements, service contracts, and accounting policies and procedures.
    • Ensure timeliness and accuracy of client financial and management reports.
    • Maintain relationships with client's key decision makers.
    • Verify the existence of, or develop if needed, policies and procedures including Operations Manual, Emergency Procedures, and Tenant Handbook
    • Collaborate with client accounting, corporate accounting, and other functional leaders.
    • Department P&L responsibility, including budget preparation and forecasting.

    Qualifications

    • Proven experience in identifying, developing, and motivating team members.
    • Bachelor's degree in business administration or related discipline
    • 7 years or more of property management experience in office at the Director level
    • Experience with industrial & retail is preferred.
    • Proven ability to manage large, complex portfolios.
    • CPM is preferred.
    • Proficient in Microsoft Office
    • Yardi Voyager 7S experience
    • Excellent verbal and written communication skills
    • Strong emphasis on customer service (both internally and externally)
    • Keen sense of financial acumen
    • Business development experience
    • Must be a strong leader.
