    Job Description
    Your Team
    The Development Coordinator is responsible for supporting the Development Manager and Director of Development and Acquisition.

    This will include coordination of design and installation of the landscaping and amenity program in Tehaleh, supporting the delivery of finished lots, commercial sites, and backbone infrastructure.

    The DC plays a critical role in the

    coordination of development projects and future acquisitions including the administration of construction contracts, budgeting, and scheduling.

    The DC will also assist in office management coordination including ordering office supplies, supporting team events, and general office tasks.

    Support preparation of contractor bidding documents
    Coordination of construction contracts with support from accounting and legal teams
    Coordinate change orders, request for information and pay applications for construction contracts as directed
    Support the delivery of residential plats and commercial parcels, including roads, sewer, water, storm and dry utilities as directed
    Support the delivery of finished lots and recording final plats for each development or phase as directed
    Coordination of design, permit and delivery of amenity program (parks, art installations, clubhouse(s), trails, landscaping, irrigation, hardscape)
    Coordinate amenity contractor bidding documents, review bids, recommend contractor selection and process construction contracts with support from DM, DLDA, and accounting
    Review of amenity contractor pay applications and recommend approval of acceptable pay application
    Support entitlement approvals and preliminary plat applications as directed
    Coordinate permit applications, bond requests, tracking and releases and agreements for/from various agencies and utilities, as applicable
    Coordinate schedules, information sharing during construction with various stakeholders (City, County or State planning and utilities, PSE Power and Gas, Lumen, Comcast, etc as applicable)
    Responsible for day-to-day compliance with NPDES permit conditions and other operational conditions
    Coordinate Architectural Review Committee review and approval process
    Maintain home sales, closed homes, active permit tracker
    Order office supplies, equipment as needed
    Support in planning, scheduling and executing team building events
    General administrative duties, as needed
    Regular monitoring of all construction sites conditions, erosion control devices, model homes/sales centers, builder activity, and raw land.
    Responsible for reporting safety incidents and near misses into Cority system and follow up with Health, Safety and Security team as necessary
    Monitor consultants and contractors' performance and maintain relationships
    Maintain and foster open and knowledgeable communication with all stakeholders including agencies, consultants, contractors, builder partners and community residents
    Must Haves
    2+ years of land development, residential construction or commercial construction management or coordination experience
    2+ years of land development permitting management or coordination
    Project coordination skills are crucial
    Excellent interpersonal, written, and oral communication skills
    Responsible, well-organized, and extremely high attention to detail
    Ability to exercise good judgement and demonstrate high standards of ethics
    Ability to work independently and effectively in a fast-paced environment, with dynamic priorities and deadlines and in collaboration with others
    Proficiency in Microsoft Word, Excel, Outlook, and Microsoft Project
    Valid Driver's License
