    Summary Description:

    The Director of Real Estate will assist the Company in managing the existing lease portfolio for all Christy Sports locations as well as any potential new/expansion opportunities. The Director manages all US locations (est. 60), landlord relationships and communication both internally and externally. The Director will monitor the portfolio for critical dates, negotiate terms, review rate adjustments/CAM reconciliations, and provide any other necessary support.

    This individual may also play a key role in renovations, vendor negotiations, or other physical infrastructure-related projects. This may include leading the project team by utilizing open communication, setting clear direction, and establishing high levels of expectations for performance. This person must be capable of managing multiple small projects, from concept to RFP or bid solicitation from both architects and contractors through final completion and close-out. This position requires passion, dedication, and a strong sense of accountability with the ability to align with the executive team to optimize the growth potential, profitability, and contribution to the strategic real estate objectives of the Company.

    Essential Functions:

    Portfolio & Lease Management

    • Manage the company's real estate portfolio, including negotiating and executing new lease agreements, modifications to existing leases, and managing renewals options and lease terminations.
    • Prepare recommendations to the executive team as part of the regular budgeting and planning processes. The Director is accountable for the quality of the leasing deals recommended and timely/accurate execution of terms, and ownership of the company lease software tool.
    • Work with attorneys to negotiate and obtain lease and document execution, and coordinate with finance for lease terms, payments, vendor and supplier services, and payment terms.
    • Provide real estate governance.
    • Ensure compliance with lease terms, contracts, and permits.
    • Some opex and expense planning, budgeting, and management.

    Required Skills/Abilities:

    • Experienced in utilizing data, analytics, and modeling to add fact-based decision-making to real estate planning and negotiations.
    • Experienced in commercial real estate multi-site lease and facility operations.
    • Legal expertise in real estate leases and transactions is strongly preferred.
    • Strong legal understanding of leases, contract negotiations, and ability to manage third-party real estate brokers and attorneys.
    • Demonstrated track record of managing multiple simultaneous construction projects ranging in size from $20,000 to $200,000.
    • Detailed level of understanding, reading, interpreting blueprints and specifications, and making redlines as needed.
    • Excellent written, analytical, and oral communication skills.
    • Demonstrable track record of success in growing and developing a real estate portfolio. Understanding of Real Estate inventory management and financial systems a plus.
    • Understanding of unique complexities of niche geographical markets, a plus

    Education and Experience:

    • At least 7 years in commercial real estate, multi-site retail, or similar operation.
    • Legal background in real estate management preferred.
    • Two to three years of project management experience with renovations/new construction a plus.
    • Culturally biased to fast-paced and dynamic consumer, retail and/or outdoor sports businesses.
    • Private equity experience a plus.

    Other:

    Denver area; Lakewood Support Office – open to hybrid/remote position. Local candidates are preferred.

    Travel Percentage: 25%

    The budgeted range is $120,000 - $140,000 annually. Actual pay will be adjusted based on experience.
