    Job Summary:

    Plan and manage execution of work for one or more assigned concrete construction projects to meet quality standards, owner expectations and profitability.

    Job Responsibilities:
    • Review, analyze and understand each project including plans, specifications, contract, and schedule.
    • Participates in pre-construction planning meetings.
    • Review initial budget for each project and propose changes as necessary prior to job budget being imported into companies cost monitoring software.
    • Prepare quantity takeoff from documents to verify estimators quantities for purchasing.
    • Assists with the management of project materials and equipment procurement within the project's budget constraints and consistent with the project delivery schedule.
    • Strong understanding of project budgets, subcontract, and 2nd tier subcontracts/purchase agreements.
    • Participates in the negotiation of all project subcontracts.
    • Participates in obtaining permits and resolving other regulatory requirements as necessary.
    • Conduct pre-job meetings with Project Managers and Superintendents to ensure complete understanding of the project requirements.
    • Oversees and manages the preparation and submission of all submittals as required by plans and specifications for projects.
    • Assists with monitoring all accounts receivable and labor costs for projects.
    • Organizes and holds weekly coordination meetings during the construction phase of projects.
    • Review and approve all invoices for each project.
    • Negotiate various material purchases with vendors.
    • Participate in negotiations of owner and subcontractor change orders and manages the resulting cost and profit impact.
    • Facilitates the development of monthly client pay requests and follows up on the collection of billings with main job team (if applicable).
    • Assists with controlling the payment of job costs based on document review and approval and coordinates with the project accountant for payments and lien releases.
    • Prepares project cost reports when necessary.
    • Participates in monthly job cost reviews to declare project status.
    • Assists in the preparation of a project schedule and develops milestones necessary to successfully complete the project in concert with the Project Superintendent.
    • Generate and review requests for information.
    • Estimate changes to work on each job as necessary using a combination of either plan review and/or on-screen takeoff.
    • Coordinate work with general contractor and other trades for the duration of each project.
    • Update contract documents and coordinate all changes to the field foreman.
    • Conduct post job analysis on quality, safety, customer service, and production to document for future projects.
    • Coordinates all final close out procedures for the project including as-built drawing, punch lists, final billing, occupancy permit, owner acceptance, project manuals, warranty letters, subcontractor close out, letter of substantial completion, and letter of recommendation.
    • Works with Concrete Project Manager and Concrete Superintendent as needed for the successful completion and close out of projects.
    • Be a resource for Concrete Foreman & Concrete Project Engineer as necessary to support their needs.
    • Develops and maintains owner & trade partner relations.
    • Leverages relationships built across internal enterprises.
    Job Qualifications:
    • Experience Managing multiple foundation, structural concrete, and site concrete projects from start to finish with a total volume of $5 15 million is desired.
    • Ability to collaborate with clients to resolve conflicts and field issues to maintain project schedule and client relationship.
    • Working knowledge on reporting cost to complete projections and anticipated monthly profits is a plus.
    • Flexibility to travel to several different projects located in the Rocky Mountain region.
    • Ability to effectively communicate and respond to questions from groups of managers, clients, customers, and the public.
    • Familiarity with project management software programs such as Vista is a plus.
    • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
    • Working knowledge of Microsoft Office (Word, Excel, PowerPoint, Outlook).
    • B.S. degree in Civil or Architectural Engineering, Construction Management, or equivalent field experience; or three (3) or more years related experience; or equivalent combination of education and experience.
    • Ability to read, analyze, and interpret technical procedures or governmental regulations. Ability to write reports and business correspondence. Ability to effectively present technical information and respond to questions from managers, clients, and vendors.
    • Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
    • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
    • Ability to read and analyze construction documents for commercial construction projects. Basic computer skills including knowledge of spreadsheet programs and package estimating systems.
    Salary:

    The salary range for this position is $85,000 97,000 annually. This would be determined by education, experience, knowledge, skills, abilities, and location where job is performed. Haselden does not discriminate based upon any protected category with respect to the payment of wages.
