    Oversee the maintenance and care of the physical plant of the property to meet GB standards for cleanliness, operations and preventative maintenance.

    **GENERAL PURPOSE OF POSITION:**

    Perform work necessary to maintain the property in an orderly, clean, and safe condition and completing repairs and turnovers to meet GB standards.

    **SUPERVISORY DUTIES:**

    Supervise two or more employees on the Service team. Perform work necessary to maintain property in orderly, clean and safe condition. Supervise, direct, schedule and train service technicians, painters, porters and housekeeping personnel. Oversee and inspect outside vendors and contractors work. Control purchases to keep reasonable stock, meet budget and contain product loss. Submit invoices coded for payment. Update software regarding service requests and turnover of apartments. Provide input for annual budget regarding completion of maintenance needs. Assist as needed in gathering bids and provide recommendations regarding contracts and proposals.

    **ORDINARY DUTIES:** (INCLUDE, BUT ARE NOT LIMITED TO)

    Life safety. Perform all work under safety procedures of the Service Manual, Employment Manual and General Safety Guidelines (i.e., protective gear such as gloves, shoes, eye shields, etc.). Train service staff to conform to safety rules.

    Perform repairs and maintain a preventative maintenance program (per schedule in Service Manual) including the inspection of and repair to HVAC (where allowed), plumbing, electrical, roofs, gutters, windows, screens, concrete drain pans, doors, landscape areas, landscape drainage, asphalt, parking lots, sidewalks, lighting, building fascia, handrails, stairways, sprinkler system, timers, recreational facilities such as pools and spas, appliances, etc., or, when necessary, the contracting of such repairs.

    Schedule self and staff to prepare vacant units to complete apartment turnovers within 3-5 days and meet move in and month end deadlines (75% of vacant units completed by month end). This will include repairs to unit plumbing, heating, etc. and painting of units.

    Respond to emergency calls to repair (or contract to repair) items listed above as needed.

    Conduct Zone walks as indicated and direct staff to do the same.

    Schedule Service Staff to respond within 24 hours to resident service requests; scheduling and follow up on all service requests from residents and items noted on regular property walk through inspections.

    Routinely inspect the property, complete Zone Walk inspection sheet and report to Property Manager any necessary repairs, insurance liability, cosmetic deficiencies, or convey any information affecting the property.

    Ordering/purchasing supplies and contracting for work necessary, providing these expenses fall within the specific property budget. Put controls in place to monitor use of supplies to reduce loss by waste or theft. Seek approval from supervisor on any items not within budget.

    Snow removal as needed utilizing temp services, if needed, snow blowers, shovels, sanding, salting, etc. and directing staff to complete sidewalks by 8:00 am. Depending on severity of snowfall, this may include additional times in the same day.

    Complete education requirements for current position; take additional in-service classes both through GB University, Easy LMS, local Apartment Associations, etc. to improve maintenance, management, and leadership skill sets.

    Conduct weekly, monthly, quarterly and/or annual inspections per the Service Manual.

    Work with service staff to ensure they read and abide by the Service Manual.

    Work with the service staff to ensure they complete their schedule Easy LMS, asbestos, CPO, lead based paint training. Complete all the required training for this position as well.

    Interview prospective service staff members and make recommendations regarding second interviews and/or employment for open positions.

    Evaluate existing service staff members and make recommendations as to their promotion, wages, or termination.

    Prepare bid guidelines and solicit at least three bids for expiring contracts and for special projects when work required is at or exceeds a cost of $1, For larger projects, work with the VP Construction Services to complete the project.

    In all contact with residents, participate in the resident retention program with a cheerful greeting and a helpful attitude.

    Maintaining required reports, personal property inventory logs, preventative maintenance logs and SDS books to required standards.

    If assigned to a property that was built before 1978, maintain the appropriate education/certification for Asbestos and Lead Based Paint and maintain records as required. These will be company paid courses.

    Immediate pick up of any type of litter from any exterior or common area to maintain sharp appearance.

    Maintains safe, clean and orderly work areas, which includes shops and supply areas.

    Perform any duties assigned by supervisor whether or not it is a part of this job description.

    **Requirements:** Preferred candidate has a minimum of three years' experience in apartment or related maintenance; supervisory experience needed. General knowledge of HVAC, plumbing, electrical, appliances, and carpentry is required. Hand tools to perform the general duties listed above are required. Good communication skills in dealing with employees, residents, contractors, and vendors are necessary. Knowledge of budget costs and pricing is required. Proven ability to supervise, schedule and direct maintenance personnel is required. Neat, clean, well-groomed appearance with no visible tattoos; ask for a copy of the dress code. Demonstrated ability to work well with residents, supervisor, employees and vendors.
