    RESIDENTIAL CONSTRUCTION PROJECT MANAGER

    Tall Pines Construction seeks an experienced professional Project Manager to join its outstanding custom home-building team.

    Tall Pines Construction is a Park-City-based custom home-building company focused on building personal relationships with our clients.     Qualifications

    • Candidates should have 5+ years of experience as a Construction Project Manager, preferably with a custom home builder.
    • OSHA 40 Certification or willingness to obtain
    • Clean MVR
    • Expert in reading plans and design specifications and ensuring they are followed precisely
    • Natural leader, easily manages people
    • Excellent time management skills
    • Proficient in Microsoft Office, Adobe, Bluebeam, and construction software (preferably BuilderTrend)
    • Must be able to carry objects up and down stairs.
    • Ability to work outside in the elements of Park City, Utah
    • Must have reliable transportation to and from each location
    • Needs little to no direction or supervision and can work independently with confidence
    • Highly motivated, problem-solving team player with attention to detail
    • Good with customers, subcontractors, and other team members
    • Ability to problem solve effectively while communicating well with clients, subcontractors, and team members in a solution-focused manner

    Duties, Responsibilities, and Expectations: (other duties may be assigned to meet business needs)

    • Oversee 2-3 Superintendents, with 2-6 custom home projects in various stages of the building process.
    • Exceptional customer service—we know that all companies strive for happy customers, but at Tall Pines, it's genuinely foundational to our company and culture.
    • Start to finish management of custom home building, from the first client meeting to the final punch list.
    • Estimate project costs, including participation in preconstruction meetings with clients and designers.
    • This position's crucial function is managing a project budget and completing a budget review with the client.
    • Create and manage contracts with clients, subcontractors, etc.
    • Review client financing and coordinate with admin/accounting to facilitate financing as necessary.
    • Schedule meetings to introduce the client to the team and explain the process for building their home (the schedule, what they can expect, how we ensure an excellent final product, etc.).
    • Review the schedules, building plans, contracts, purchase orders, etc for the project.
    • Work in BuilderTrend to manage projects, including purchases, schedules, samples, reviews, delays, vendors, subcontractors, etc.
    • Weekly Project Reviews, as well as Monthly Budget Reviews for each project.
    • Weekly onsite meeting with Superintendent.
    • Oversees any issues or problems that arise throughout the building process.
    • Manages client walk-throughs, coordinates with accounting to ensure the final bank loan draw request, creates a final punch list, and performs other final tasks related to the project.
    • Client care throughout the whole process, including final handoffs and walk-throughs.
