They are seeking a Senior Associate of Asset Management to collaborate closely with internal and external stakeholders, aiming to enhance and maximize the value of crucial assets.

    This is an in-person role based in Los Angeles, CA.

    Responsibilities:

    \- Support the execution of strategic plans for managing assets across multiple office and/or studio properties

    \- Assist in assessing property performance, engaging in lease discussions- Contribute to identifying opportunities for enhancing property value through initiatives, capital investments, and optimization efforts

    \- Collaborate on lease negotiations, renewals, and new tenant onboarding

    \- Support the execution of tenant attraction and retention strategies in partnership with the brokerage teams

    \- Aid in addressing tenant inquiries and maintaining positive tenant relationships

    \- Maintain and review lease activity tracking materials

    \- Assist in developing, maintaining, and analyzing financial models, budgets, and performance reports to inform decision-making and stakeholder communication

    \- Contribute to interpreting property-level financial data, identifying trends, and providing recommendations

    \- Take part in assessing possible purchases, sales, and prospects for development

    \- Assist in property development and entitlement endeavors, working together with interdisciplinary teams comprising architects, contractors, and legal experts

    \- Contribute to ensuring projects align with strategic objectives and timelines

    \- Collaborate closely with members of the asset management team, gaining insights from seasoned experts and making valuable contributions to team endeavors

    \- Collaborate on market research, data analysis, and other asset management tasks as needed

    \- Stay updated on industry trends, market dynamics, and regulatory changes influencing the real estate and office/studio sectors

    \- Assist in leveraging insights to inform strategic decision-making and enhance asset management strategies

    Qualifications:

    \- Bachelor's degree in finance, economics, or similar field, required – MBA a plus

    \- 3+ years of asset management experience with a commercial real estate investment/development firm, major investment bank, hedge fund, private equity firm, asset manager, or similarly focused organizations

    \- Demonstrated track record in overseeing real estate, studios, or related assets, with a focus on optimizing revenue, managing costs, overseeing projects, and adhering to budgets and timelines

    \- Proficiency in Excel, ARGUS, Word, PowerPoint, and MRI or comparable software. As required by the role's responsibilities, candidates should possess the ability to apply intricate formulas to create and modify financial models and cash flow projections for operational assets and development ventures, including complex waterfall distributions

    \- Knowledge of leases, purchase and sales agreements, property management contracts, broker listing arrangements, partnership agreements, loan paperwork, construction deals, consulting pacts, vendor contracts, and inter-creditor agreements

    \- Exceptional aptitude for analysis, quantitative reasoning, and problem-solving

    \- Strong work ethic: a strong drive for taking initiative, a proactive attitude in starting tasks, a willingness to seek clarification, dedication to producing accurate, high-caliber work, effective verbal and written communication skills, interpersonal proficiency, and a genuine enthusiasm for the real estate sector
