    **Major Duties and Responsibilities:**

    Discuss terms and conditions for providing management services and drafts agreement stipulating extent and scope of management responsibilities, services to be performed, and costs for services.

    Communicates with tenants daily by telephone, mail, and in personal meetings to address their requests for special services, to resolve problems and build goodwill.

    Prepares lease and rental agreements.

    Handles bookkeeping functions, or credits client accounts for receipts and debits account for disbursements.

    Arranges for alterations, maintenance, upkeep, or reconditioning of property.

    Visually inspects the interior and exterior of the property weekly or as needed to detect needed repairs and monitors routine maintenance in order to maintain the highest quality facility.

    Employ or contracts for services of security, maintenance, and grounds keeping personnel and onsite management personnel, if required.

    Directs preparation of financial statements and reports on status of properties.

    Prepares annual operating budget for the property each year by calculating known and projected expenses for the coming calendar year and each week comparing actual expenditures to the budget in order to operate the property in the most cost-effective manner possible, while maintaining a Class A status.

    Directs issuance of check for monies due client.

    Reviews tenant delinquencies and initially contact tenants by phone, follows up with correspondence and phone calls through collection, and assesses late charges as approved.

    Advises clients relative to financing, purchasing, or selling of property.

    Prepares periodic inventory of building contents and property condition.

    Contacts utility companies to arrange for transfer of service for tenants.

    Assists with eviction of tenants in compliance with court order and directions from Lawyer and Owner.

    Manages daily meetings with architects, construction contractors, and tenants to oversee tenant space buildouts/improvements in order to maintain a high quality of construction and to ensure compliance with construction drawings.

    Manages the performance of contractors working on the property daily in order to ensure adherence to work orders and the budgets. Oversees request and review of the required insurance certificates in order to ensure adequate coverage in accordance with the contracts in place for the work being performed.

    Conducts property tours associated with sale, refinancing, corporate visits, etc., and provides documentation as requested in order to ensure high visibility for the property.

    Adheres to the Madison Marquettes Group Standards and participates in necessary Standards training.

    Some travel may be required.

    **Qualifications:**

    Bachelor's degree (B.A. or B.S.) from accredited four-year college or university, preferred.

    Minimum five (5) years related experience.

    MRI experience, a plus.

    Kardin experience, a plus.

    Calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

    Read, analyze, and interpret general technical procedures or governmental regulations.

    Write reports and business correspondence.

    Effectively present information and respond to questions from groups of managers and clients.

    Solve practical problems.

    Interpret a variety of instructions furnished in writing, oral, diagram, or schedule form.

    Strong interpersonal skills.

    Excellent organizational, verbal and written communication skills.

    Proficiency in the use of personal computer, Microsoft Office Suite (Word and Excel).
