**WHAT WE ARE LOOKING FOR:**

We are looking for a Groundskeeper/Porter to join our team at a property in Calexico, Ca.

**Duties and responsibilities**

Responsibilities include, but are not limited to, the following:

Grounds

Respond timely and professionally to all requests.

Assist in ensuring property conditions (trash, buildings, stairs, stucco, curbs, amenities, etc.) are satisfactory daily.

Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are always neat and free of litter.

Remove trash and remaining items from vacant units prior to starting the make-ready process, transfer trash to dumpster or storage area as applicable, and clean and maintain storage areas.

Complete assigned minor and routine service requests as requested by Community Manager and Maintenance Director and assist during the turn process.

Change all locks in accordance with the communitys policy and ensure gates to all pool areas are working according to codes and safety standards.

Assist with housekeeping duties to ensure apartments are ready for occupancy.

Maintain work, supply carts and storage areas in a neat and organized manner.

Records and Safety Management

Complete documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.

Adhere to ConAms safety program rules, attend safety meetings and perform all duties in a safe manner.

Remain compliant with ConAm safety training, including OSHA.

Participate in ConAms education programs.

Identify unsafe working conditions or health and safety issues at the community.

Timely report community damage, property loss, leaks, mold, injury and/or criminal activity or incidents at the community.

Customer Service

Build rapport with residents by making positive and professional connections with residents.

Demonstrates customer service skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.

All other duties as assigned.
