    Role Overview:

    This crucial role is accountable for preserving residential apartments, public spaces, external grounds, and equipment. Manage and supervise all staff in these areas to ensure compliance with company standards and achieve high levels of customer satisfaction.

    The office hours of each community location are preset, and this role must adhere to them to ensure efficient community operations.

    Main Responsibilities:

    Management: Supervise and provide guidance to housekeeping/janitorial, maintenance technicians, caretakers, and groundskeepers, as directed by the Community Manager.

    Property Maintenance: Ensure the property is well-maintained, clean, and orderly. Conduct daily inspections of the interior and exterior to ensure maintenance and cleanliness protocols are being followed. Utilization of groundskeeper responsibilities might also be necessary.

    Preventive Maintenance: Implement and document a preventive maintenance program for resident apartments, public spaces, and equipment.

    Inventory Management: Manage the inventory of parts and supplies, ensuring they are stocked in an organized and clean manner following company guidelines.

    Pool Maintenance (if applicable): Perform daily inspections, maintenance, and cleaning of the pool to meet city regulations and company standards.

    Customer Support: Guarantee the property exceeds company standards for resident satisfaction and be available for on-call emergencies (e.g., snow removal) as requested by the Community Manager.

    Perform other tasks as necessary.

    Qualifications:

    Education: High school diploma or GED required. Preferred Pool and HVAC certification, boiler certification if relevant.

    Experience: Preferably HVAC experience. Over three years of maintenance experience in residential properties.

    Physical & Cognitive: Regular standing and walking, with occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

    If driving is involved for company purposes:

    • Driver needs a valid driver's license and a satisfactory driving record with company insurance
    • Driver must have reliable transportation
    • Driver must be insurable at standard rates for driving
    • Driver must provide proof of personal auto liability insurance for company vehicle usage
