Job Description

As a Maintenance Technician with our Property Management Company, you will be responsible for performing routine building maintenance tasks and inspections, including but not limited to drywall, plumbing, and electrical repairs. The job duties consist of evaluating, repairing, and maintaining plumbing, electrical, and HVAC systems on all properties.

Responsibilities:

1. Evaluate, repair, and maintain plumbing, electrical, and HVAC systems on all properties.
2. Communicate with management about any work that requires outside expert assistance.
3. Respond to owners' needs of mechanical or maintenance issues reported by management.
4. Maintain safety procedures at all times and comply with access control regulations.
5. Perform repairs on carbon monoxide and smoke detectors, fire suppression systems, snow melt systems, and other safety systems on all properties.
6. Maintain equipment and tools required for job responsibilities.
7. Secondary inspector of buildings and equipment to determine functional systems and detect malfunctions; purchase needed parts for repair.
8. Perform minor electrical maintenance, including replacement or repair of fixtures, wall switches, outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, and cords.
9. Perform minor plumbing maintenance, including replacement or repair of leaks in drains and faucets, unclogging of drains, sweating pipe, replacing supply hoses and valves, and installation of fixtures.
10. Perform drywall repair, texturing, painting, carpentry, and masonry work.
11. Order parts for repairs and maintain required documents.
12. Coordinate jobsite tasks efficiently and safely.
13. Perform snow removal.
14. Perform other work-related duties as assigned.

Estimated salary: $50,000 - $70,000 per year.
