    Russell Square (RS) is a multi-state developer and licensed general contractor with employees currently based in five states in the western half of the United States.

    We specialize in multifamily development and are responsible for all phases of the real estate development process from site selection to lease-up.

    Our current pipeline consists of 2300+ apartments slated to begin construction over the coming 14 months in various states.

    Description:


    The Sacramento Project Manager will organize and assist with development, budgeting, entitlements, permitting, and General Contractor selections and oversee project planning, scheduling, subcontract and consultant negotiations and timely and profitable delivery of the assigned projects.

    Role and Responsibilities


    • Oversees and implements all facets of the development process including project and operational budgeting, planning, design, entitlement, construction, and lease-up stabilization of the projects.
    • Extensive work with ownership to design project to fit in the financial model.
    • Leads the selection of the most effective project team including (architects, structural and MEP engineers, code consultant, communications consultant, etc.
    • Research new and updated municipal programs and regulations as it relates to the development project.
    • Coordinates services of architects and engineers and other professionals in connection with the design phase of projects.
    • Ensures that such professionals are providing services according to the project criteria set, and the project schedule and budget.
    • Prepares reports (narratives, updates, and comments on the financial status of the development) for company review and conducts presentations of projects for company.
    • Manages MFTE process and compliance.
    • Reviews and analyzes purchase and sale contracts, leases, operating statements, proposals, and bids.
    • Provides oversight for value engineering for all pre-development projects.
    • Establishes all final construction documents, schedules, and budgets.
    • Manages options and value engineering list and provides accurate pricing of each.
    • Manages review of GMP documents.
    • Participates & leads in project OAC meetings.
    • Meets regularly with city officials.
    • Prepares and maintains the financial projections, monthly draw requests and related analyses for the development and operation of the projects.
    • Performs Owners rep activities such as monthly draw inspections, GC coordination, punch lists.
    • Conducts inspection of clients' existing facilities.
    • Demonstrates leadership skills with ability and willingness to face challenges, solve problems, and motivate others, while maintaining effective relationships with customers by meeting or exceeding their requirements and expectations.
    • Reviews architectural plans, civil plans, consultant reports, MEP plans, interior design, FFE, construction drawings and performance specifications for accuracy; identifies areas for costs savings and works with architects to produce plans that meet clients' budgets.
    • Communicates with owners, architects and contractors related to project risk, timetables, costs/budgets, and change management. Verifying compliance with approved plans and specifications.
    • Prepares proprietary draw requests and reviews of and recommendations for approval of all contractor pay requests
    • Must be able to Develop and Lead an Onsite team of talented individuals to accomplish the goal of bringing the Project in on time and on budget.
    Qualifications and Education Requirements


    • Minimum of 3- 5 years Project Management experience on projects of 20 million plus is required.
    • Minimum of 10 years of experience in construction with at least 5 years in multifamily construction is required.
    • Must have extensive knowledge using Procore, Microsoft Projects & Bluebeam.
    • Extensive multifamily construction experience is required.
    • High School Diploma or General Equivalency Diploma is required.
    • Bachelor's degree in construction management or related field is preferred.
    • Knowledge of construction management theory and practice.
    • Must have thorough knowledge of multifamily trades, ability to analyze construction documents, and ability to read blueprints.
    • Knowledge of construction building codes and building methods.
    • Knowledge of PC and of construction and business software, including scheduling, estimating, spreadsheets and word processing.
    • Must have excellent written and verbal communication skills.
    • Must have the ability to operate an automobile. Must have a valid state approved driver's license. Must be able to furnish a vehicle for use during the workday.
    • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and follow-up, and carry multiple projects through to completion.
    • Proficient with construction related tools such as tape measure, construction level, calculator, etc.
    • Some of our projects or locations might require specialized job knowledge or experience.
    • Must be able to travel up to 60% of the time for projects (and potential projects).

    $130,000 - $160,000 a year

    Pay based upon experience.
