    Job Description:

    The primary role of the Maintenance Technician is to assist with the maintenance program for the community and preserve the value of the asset.

    The Maintenance Technician assists in maintaining the community's interior and exterior physical condition and is a customer service driven team player.

    GeneralMaintain a clean, professional, and OSHA approved work environmentAssist with the maintenance operations and repairs of the propertyAssist with monitoring inventory of parts and suppliesPerform preventative maintenanceReport time and attendanceMake daily inspections of the communityUnderstand and adhere to the Landmark Properties policies and proceduresEnsure confidentiality of resident and company informationCustomer ServiceUnderstand the needs and expectations of residents and exceed their expectationsDevelop a sense of community among the residents and staffMaintain active and effective communication with residents and parentsMaintain an positive community environment for both residents and associates and encourage participation in events and activitiesAssist the Maintenance Supervisor with organizing and implementing a successful turnEnsure service requests are completed in a timely mannerBe available on weekends and after hours for emergency callsRisk ControlUnderstand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resourcesDocument and address behaviors of residents that violate the law or the community lease agreementIdentify and address safety and security risksInspect the physical condition of the property and report any problems to the Maintenance Supervisor and Community ManagerRequirements2 years' experience with electrical, plumbing, and appliance repairMust have excellent communication and people skillsHVAC certification preferredComputer literacy preferredEnvironmentThe employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditionsThe noise level in the work environment is usually moderatePhysical DemandsWhile performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.

    The employee must occasionally lift and/or move up to 50 pounds.
    Specific vision abilities required by this job include close vision, distance vision and ability to adjust focus.

    The pay scale for this position is $27.00 per hour depending on a variety of factors including market factors in the geographical location where the candidate works.
