    Your Opportunity

    Scion is paving a path in student living and we're seeking a talented Operations Manager to join our Business Operations team in executing our vision. The Operations Manager will assist in all property operations strategies and initiatives, while evaluating efficiency of ongoing strategies.

    The Operations Manager is a resourceful problem-solver who excels in effective time management, strong communication and organizational skills. The Operations Manager must coordinate and collaborate with multiple stakeholders of the strategies and initiatives frequently.

    Your Responsibilities

    Organizational Initiatives and Responsibilities:

    • Maintain a working relationship with support departments and provide recommendations to improve interdepartmental communication.
    • Maintain Operations calendar and tracker of all assignments, due dates, and training for all property initiatives.
    • Assist with communication for any operational strategies and initiatives.
    • Track metrics and use research, analytics, and a focus on future planning for all operational strategies.
    • Conduct or facilitate training needs on various policies and procedures related to operations processes, as required.
    • Evaluate the effectiveness of processes and make recommendations to increase efficiency; seek feedback from Property Operations and other departments.
    • Assist Director of Operations in ongoing projects and initiatives.
    • Utilize Project Management Platform to streamline processes and manage tasks.
    • Maintain and manage the department sharepoint page to include resources, strategic updates, and any necessary company-wide communication.

    Turn Initiatives and Responsibilities:

    • Lead the organization and facilitation of the Turn process for Scion's entire portfolio.
    • Coordinate and drive timeline for all turn initiatives. Execute and ensure completion of deliverables from initiation to final product, including ensuring that milestones are appropriately set, achieved, and communicated. Utilize proper tools to track and report progress on various initiatives.
    • Oversee Scion's turn project management software and ensure that materials provided are consistent with Scion processes.
    • Identify creative strategies to ensure financial turn benchmarks are being achieved; collaborate with Property Operations group on identifying opportunities.
    • Align efforts of support departments to ensure turn administration process is comprehensive and efficient; collaborate with other departments effectively to ensure deadlines for turn initiatives are being met.
    • Serve as subject matter expert within all facets of turn administration.
    • Work with Financial Planning & Analysis group on analyses to assess turn spend to ensure budget adherence.
    • Develop, maintain, and update all communication, training materials and resources (such as process or initiative rollouts, Turn Manual and Turn Hub).
    • Conduct or facilitate training needs on various policies and procedures related to turn processes, as required.
    • Evaluate effectiveness of processes and makes recommendations to increase efficiencies; seek feedback from Property Operations and other departments.
    • Utilize reports to evaluate portfolio performance against stated goals and communicate variances; implement tools where needed to drive performance.
    • Assess and report on performance results to senior management, as required.

    What We Require

    • Knowledge and hands on experience with student housing turn periods.
    • College graduate with a minimum of four years of property management experience.
    • Proficient in Microsoft Office and Property Management Systems.
    • Ability and willingness to travel up to 50%, paid by the company.
    • Successfully balance multiple projects, prioritize effectively, and meet deadlines.

    Operational Details

    • Job location is based at Scion's Chicago corporate headquarters.
    • Working hours consist of daytime business hours, requiring additional non-traditional hours during peak times, annual turn season, and emergencies.
