    Primary Duties and Responsibilities:

    Position Summary:

    Responsiblefor performing a variety of general building maintenance tasks, inspections,and project work to ensure the campus and grounds are operational andsafe.

    Work includes routine service andpreventive maintenance, painting, carpentry, plumbing, HVAC, lighting,flooring, and minor electrical work; snow/ice control duties during the wintermonths is also required.

    Position also provides courteous and efficient serviceto co-workers, faculty, staff, and students. The position works independentlyand uses judgement when troubleshooting.


    MAINTENANCE AND ENGINEERING SERVICES:

    Performmaintenance for at all campus facilities, including student housing (dorms andapartments), administrative and faculty offices, student academic classrooms,science labs and study spaces, auditorium, library, chapel, food service anddining areas, athletic sporting complexes, arenas and fields, as well as at allpublic grounds, parking lots, and spaces.

    Performgeneral and semi-skilled building maintenance tasks including painting,carpentry, plumbing, HVAC/boiler repair, lighting, flooring, and minorelectrical work.

    Certify,inspect, and maintain full proper operations of all fire life safety systems,including panels, alarms, detectors, sensors, sprinklers, emergency lighting,extinguishers, and chemical eye wash and showers.

    Work with management,co-workers, contractors, and regulatory agencies to ensure compliance.
    Log allcorrective and preventative maintenance tasks in the campus CMMS system.
    Immediately report to management any systems status of "trouble" orout of service. Reviewscheduled services are fully complete by contractors and vendors and ensurequality assurance.

    Assistthe Engineer staff with monitoring and adjusting building automation systemsand controls (Tracer SE, Tridium Niagara, Manual) to ensure proper buildingventilation.

    Managecampus keys and door locking systems, preserving highly detailed keyingstructure, hierarchy and secure core code information. Prepare and cut all doorand other keys types on-site.
    Develop,implement and maintain an electronic key owner and lock core informationsystem. This system is to be utilized organization wide.

    Conductquality checks and provide necessary maintenance of all classroom, office,housing, lounge, event, specialty, and temporary furniture on campus whileadhering to all regulatory occupancy restrictions and guidelines.

    Assistwith campus furniture, fixtures, and equipment relocations along with supportfor faculty and staff office moves.
    Providesupport for University events, including events that occur duringnon-traditional days and hours.
    Maintainthe value, operating efficiency, and physical appearance of the campus.
    Provideassistance and support to contractors designated to perform installation and/orequipment repair.
    Immediatelyreport major problems to management or Engineer staff, verbally or in writing.

    Responsiblefor creating and managing assigned on demand work orders with the campus CMMS(computer maintenance management system).Maintainmechanical rooms, equipment rooms, University vehicles, and other designatedareas in a clean and orderly condition.

    Respondto campus emergencies including, but not limited to, power outages, HVACissues, fire panel/system issues, flooding, and all other non-plannedemergencies.

    Safelyutilize heavy equipment, including aerial lifts, scissor lifts, manlifts, andother to service building exteriors and interiors, following proper andrequired OSHA procedures.

    Presenta professional personal appearance, wearing proper issued uniforms and personalprotective equipment, and other safety gear that reflects the University imageand brand.

    Performother related duties as assigned.


    COMMUNICATION & SERVICE:


    Respond to assigned on demand workorders within the defined Maintenance and Engineering Services department SLA (Service Level Agreement).Provide support for all Universityevents, including events that occur during non-traditional days and hours.

    Premium campusevents, including, but not limited to, Graduation, Homecoming,Orientation, and other high-profile student enrollment events may create PTOblackout periods and extended business hours.

    Provide support during the wintermonths with snow/ice removal throughout the campus including shoveling,salting, and operating of snow equipment.
    Always provide exceptional, and consistentlevels of customer service to all faculty, staff, students, and campusvisitors.
    Excellent interpersonal communicationskills between coworkers, management, and supervisors.
    Communicate via email, phone, and inperson in a timely and professional manner.
    Overall communication style must beresponsive and service oriented.
    Actively participate in teammeetings.
    Work with coworkers and management toprovide effective repairs and preventative maintenance throughout the campus.
    Communicate with management regardingmaterials and tools required to be successful.


    Required Qualifications:

    Education:

    High School Graduate/GED Required and completion of a craft apprenticeship,or an equivalent number of years of education and maintenance experience required.

    An Associates degree in mechanical, electrical or industrial maintenance is aplus.


    Experience:
    2-5 years of experienceminimum general and semi-skilled building maintenance experience in HVAC andrefrigeration, plumbing, electrical, carpentry, fire life safety systems, industrialtools, preventive and predictive maintenance procedures required

    Specific Skills:

    • Ability to read andinterpret blueprints, schematics, technical materials, and manufacturersmanuals.
    • Knowledgeof Microsoft Word, Excel, and Outlook.
    • The ability to use advance technology,including computers, tablets, and other smart devices.
    • Workingknowledge of Building Automation Systems (Trane Tracer, and Niagara).
    • CMMS,on demand work order systems (FIIX, FAMIS, Maximo).
    • Generalknowledge of industry guidelines and regulations.
    • Workingknowledge of hand tools, electrical and power tools, meters and gauges.
    • Moderateplanning skills.
    • Knowledgeof the occupational hazards and safety precautions of the trade.
    • Abilityto perform tasks requiring mechanical aptitude.
    • Knowledgeof various lock and key systems.
    • Knowledgeof various fire monitoring panels and systems.
    • Mustpossess excellent customer skills.

    Specific Knowledge, Licenses, Certifications:
    YesUniversalCFC certification preferred.

    Additional certification in one or more of thefollowing:
    electrical, mechanical, HVAC and refrigeration systems is a plus


    Physical Requirements:
    While performing the duties of this job, the employeeis regularly required to talk and hear. This position is very active andrequires standing, walking, bending, kneeling, stooping, crouching, crawling,and climbing all day. The employee must frequently lift and/or move items over75 pounds. Capable of climbing ladders up to thirty (30) feet. Ability to workin confined spaces. Able to tolerate exposure to dust and cleaning chemicals.

    Specific vision abilities required by this job include close vision, distancevision, color vision, peripheral vision, depth perception and ability to adjustfocus.
