    PURPOSE


    To establish a list of eligible candidates that will be used to fill current and future vacancies for the duration of the list, up to one year.

    The anticipated vacancy is a 12-month, full-time position located at one of our school sites.

    Summary

    Under the direction of the principal or assigned administrator, oversees and participates in providing custodial, grounds and maintenance services at a high school.

    Ensures a safe school environment, assigns custodians/groundskeepers/maintenance technicians, and inspects work for quality. Under direction of an assigned administrator, plans, coordinates, and supervises the work of custodial, grounds and maintenance personnel.

    Distinguishing Career Features
    A Plant Manager II generally has responsibility at a high school.

    It represents the second level in a career path for working supervisors who are in charge of custodial, grounds and maintenance services.

    While many of the day-to-day activities are the same as with the Plant Manger I, advancement to Plant Manager II is based on need, and incumbents must demonstrate the ability to lead larger crews, including maintenance technicians, and requires assignment to a high school or supervisor for a cluster of schools.

    Advancement opportunities exist at the District level in various management classifications within the Maintenance & Operations Department.

    Organizes and coordinates the work involving a smaller crew of custodian and grounds personnel.
    ESSENTIAL DUTIES & RESPONSIBILITIES

    Plans, prioritizes, and carries out the custodial, grounds and maintenance services at a high school.

    Coordinates, assigns, participates in, and inspects the work of assigned Custodians/Groundskeepers/Maintenance personnel, and provides communications to staff or M&O on matters needing attention.

    Supervises and evaluates custodial, grounds and maintenance personnel, as well as assigned clerical staff. Establishes work standards and conducts performance reviews.

    Inspects custodial, groundskeeping and/or maintenance work by conducting walk-through reviews. Documents daily work activity such as attendance of Custodians/Groundskeepers, work performed, problems encountered, and supplies consumed. Reviews daily and weekly site schedules and rearranges routines for custodial/grounds services.

    Provides or coordinates orientation and training of Custodians, Groundskeepers, and Maintenance personnel in work methods, best and safe practices.

    Performs custodial duties, and may perform grounds work and make minor building and equipment repairs.

    Oversees and participates in major cleaning projects that include carpets, floors requiring stripping and refinishing, walls, and windows. Initiates orders for equipment and supplies in connection with projects.

    Reviews work order requests and organizes repairs to optimize use of staff and respond to highest priority needs. Follows up on major maintenance work requests. Ensures the cleanliness, and proper appearance of facilities including sport areas and auditoriums.


    Confers with school administrators, community groups, outside organizations, or facilities personnel regarding custodial and maintenance needs of assigned building, grounds, and facilities.

    Inspects buildings and grounds for damage, needed repairs, security, and safety hazards.

    Reports hazards and vandalism to Maintenance & Operations Department; may be required to make oral and written vandalism and theft reports to the Police Department.

    Makes necessary repairs or informs M&O Department if repairs cannot be made at site level.

    Responsible for plant security; checks doors and windows for security; unlocks and locks doors and gates. Works with M&O Department to assign and coordinate door, window and alarm systems. Responsible for after-hour alarm calls.


    During school holidays when students and certificated staff are not present, acts as the designee of the Principal in matters concerning the safety and security of the campus.

    Initiates orders for, and receives, stores, and issues, custodial supplies, materials, and equipment.

    Oversees and participates in cleaning and setup of rooms, furniture, and equipment arrangement for school activities and special events.

    Oversees and sets up rooms and facilities for a variety of day and evening activities.

    Initiates ordering of supplies and other purchased items. Receives, verifies, loads unloads, and stores inventory and supplies. May assemble furniture and other fixtures. Verifies shipments and orders received.

    Works closely with the Maintenance & Operations Department to coordinate custodial, grounds and maintenance services at a high school.

    Provides supervisory support to assigned M&O staff; instructs teams to address safety concerns or performance issues, and/or documents and forwards to the M&O Department to resolve.

    Ensures proper handling, security, and documentation of hazardous materials. Reviews Material Safety Data Sheets (MSDS) for proper documentation.

    May be assigned as a roving team leader/supervisor for a cluster of schools responsible for supervising and reviewing the work of assigned night custodial staff, in which duties would include, but are not limited to:

    Assists Principals and other site-based administrators with scheduling and distributing custodial work and inspecting facilities. Supervises and evaluates assigned custodial personnel. Provides supervisory support to assigned staff to ensure they have necessary supplies and tools to complete work assignments. Inspects custodial work by conducting walk-through reviews. Documents as appropriate and forwards to appropriate Administrator or District personnel to resolve. Documents daily work activity such as attendance, work performed, problems encountered, and supplies consumed. Performs other duties as assigned that support the overall objective of the position.


    MINIMUM QUALIFICATIONS
    Education and Experience

    Requires a High School diploma or equivalent and three years of progressive experience performing custodial work in a public agency or industrial complex, including one year experience in a supervisory capacity.

    A course in supervision may be substituted for the one year of supervisory experience.

    Licenses and Certificates
    Requires a valid California driver's license.

    SUPPLEMENTAL INFORMATION
    Knowledge and Skills
    The position requires:

    Working knowledge of methods, materials, tools and equipment utilized in custodial and general maintenance. Skill in using the full range of equipment used in custodial work. Basic understanding of the operating characteristics of heating and air conditioning equipment and programming functions.

    Basic knowledge of work hazards, safety techniques, lifting procedures, and handling of materials that may include waste and bloodborne pathogens.

    Knowledge of leadership practices. Sufficient English language writing skill to document work activity. Basic computer skills.

    Sufficient human relations skill to influence the productivity of a small team and work cooperatively with site personnel and the public.

    Abilities
    Requires the ability to:

    Perform all of the essential duties of the position. Schedule, assign and provide input regarding the work of assigned personnel. Must be able to assist in the selection, supervision, training and evaluation of assigned staff. Demonstrate custodial equipment and methods to Custodians. Plan, prioritize, and assign work in order to meet schedules and timelines. Write and maintain routine records, reports and correspondence. Ability to work varying schedules.

    Physical Abilities
    Requires:

    ability to function effectively indoors and outdoors engaging in work of primarily an active nature; near visual acuity to write, to read directions and product labels, and to observe environmental conditions; sufficient hearing and speech for ordinary communication, to hear sound prompts from equipment, and to determine if equipment is functioning properly; manual and finger dexterity to write and to clean and make minor repairs; ability to lift, carry, push, pull, bend, squat, reach, and twist and turn head and trunk to clean and to remove trash, move furniture and equipment; and stand and walk for extended periods of time.

    Work is performed indoors and outdoors where significant health and safety considerations exist from physical labor and handling of materials that include waste and bloodborne pathogens.

    Salary :

    Five step salary range that provides annual increases of approximately five percent until the fifth step is reached.

    New hire initial step placement (normally up to Step 3) based on qualifying education and experience as outlined in Merit System Rule An employee who is promoted to a higher class shall be placed on the step of the new salary range that is at least five percent above the current rate, excluding any differential pay.

    Vacation

    :

    Earned based on assigned hours. Increased vacation allowance based on years of service with the district. Confidential employees receive an additional 3 days vacation allotment, up to a maximum of 22 days. Management employees receive 22 days of vacation (based on a 12-month assignment).

    Sick Leave

    Earned at the rate of one day (based on the number of assigned hours) per month, and is accumulative from year to year.

    Holidays:

    Fourteen paid holidays per year (based on 12-month assignment).
