    Project Managers at CW are responsible for planning, tracking, estimating and overseeing construction projects while working closely with customers and CW's on-site superintendents. PMs generate scopes of work, bid packages for our loyal trades, create schedules, and monitor the budgets. The ability to create and maintain excellent relationships with customers, vendors, and subs is a key requirement.

    DUTIES AND RESPONSIBILITIES

    • Establish and maintain a professional working relationship with the customer, architects, engineers, designers, subcontractors, suppliers, etc.
    • Ensure pre-construction activities are performed to deliver a complete and concise cost proposal, schedule, and efficient set of construction documents that will deliver a project to the expectation of the owner.
    • Ensure project estimates are prepared in accordance with the requirements of the construction contract. Become familiar with each estimate to fully support its integrity. Execute buyout of subcontractors.
    • Prepare reports for owners and make presentations with recommendations for changes.
    • Ensure that customer's expectations are met during each phase of the construction, and warranty processes.
    • Negotiate and prepare subcontracts, contract purchase orders, and change orders.
    • Review and monitor all design and construction phase documents for conformance with the budget, schedule, and construction contract.
    • Prepare instructions and coordinate bidding process, review subcontractor bids for conformance, qualifications, and financial factors.
    • Assure all project activities are executed in strict accordance with approved contract documents, plans, and specifications to ensure an excellent customer experience.

    QUALIFICATIONS:

    In-depth knowledge of residential construction and design. Skilled in project management, bid process and project forecasting. Excellent verbal, written and facilitation skills including the ability to communicate, negotiate and explain complex processes. Proficiency in Microsoft Office (Word, Excel and Outlook) for sure, Microsoft Project and Bluebeam would be helpful as well. A sense of humor, problem-solving ability, and teamwork are a must.

    EDUCATION and/or EXPERIENCE:

    4-year college degree in Construction Management, Engineering, Architecture, or related field preferred. Industry experience equivalency will be considered. Experience in the Residential Construction Industry is a plus.
