    VP of Land Acquisition-

    Orlando, FL

    We are actively seeking a highly skilled professional to assume the role of Vice President of Land Acquisition.

    This individual will play a pivotal role in the identification, analysis, negotiation, and acquisition of new land and lots for our division, aligning with the organizational strategy and business plan.

    The VP of Land Acquisition will collaborate closely with the Division and executive leadership to ensure that all underwriting assumptions for land acquisition, including phases of zoning approval, municipal approvals, entitlements, permitting, platting, design, and construction necessary for residential construction, are not only met but deemed reasonable.


    Primary Duties and Responsibilities:

    Strategic Leadership:


    Develop and communicate a visionary approach to the Land Acquisition process, overseeing department operations, budgets, and projections of new projects for presentation to the President and executive team.


    Formulate an annual strategic land plan, delineating geographic, product, and pricing goals to guide acquisition efforts and support the Company's overall strategic plan.


    Market Analysis and Acquisition Strategy:
    Conduct comprehensive analyses of markets and sub-markets, identifying gaps and strategic areas for land acquisition.


    Stay abreast of market activities, trends, and opportunities, generating prospective land deals through effective networking with industry contacts, brokers, title companies, developers, and other key stakeholders.


    Project Oversight:


    Oversee all potential new projects within the division, actively seeking new land parcels, negotiating with sellers, and conducting thorough due diligence.

    Prepare letters of intent and respond to requests for qualifications in competitive bid situations.


    Financial Management:


    Collaborate with Corporate Land Development in the creation and refinement of project "pro-forma," considering agency fees, construction costs, site development costs, development and construction durations, absorption rates, and proposed land cost.


    Contract Management and Legal Oversight:
    Oversee contract review with in-house and external counsel, manage negotiations, and ensure seamless contract execution.

    Review survey/title issues and other reports to assess potential acquisition liabilities.


    Relationship Building:
    Cultivate and maintain strong relationships with landowners, brokers, title companies, lenders, municipalities, other homebuilders, and lot developers.

    Actively participate in presentations before municipal decision-making bodies and government entities.


    Reporting and Team Management:
    Prepare deal summaries and land tracking reports for the executive team and Division President.

    Manage Lot Takedown Summaries for accurate reporting of lot purchase activity.

    Recruit, train, manage, motivate, and support Land Resources staff.


    Balance Sheet Management:
    Collaborate with the Division President on Balance Sheet Management, including selling or renegotiating real estate assets.


    Other Responsibilities:
    Undertake any other duties or projects as assigned.
