Job Description

The Maintenance Technician will provide general maintenance to a rental housing community located in Portsmouth, Virginia. This position performs work to get rental units ready during change of occupancy, responds to our resident's service needs and is instrumental in helping deliver superior customer service to our residents. As a Maintenance Technician, you will be responsible for checking, troubleshooting, making, and documenting routine repairs in the following areas: plumbing, electrical, carpentry, HVAC, and other building maintenance areas. The Maintenance Technician provides support and is accountable for delivering on our commitments to our residents. This includes quality move-ins, residential satisfaction, expedited service, and personal attention to the resident.

ESSENTIAL JOB DUTIES:

Prepares make ready apartments, which may include removing discarded items, general repairs, and finish work.
Responds to resident requests in a timely manner and with a professional attitude.
Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, and snow removal.
Maintains grounds, common areas, and dog park amenities to keep clean, operational, and safe for our residents.
On call scheduling is required to respond to after hour emergencies.
Responds to service requests including the following: furnaces, appliances, water heaters, disposals, general plumbing, carpentry, painting, and other required maintenance items, as may be required.
Responds to service requests providing excellent customer service.
Maintains equipment such as hand tools, gauges, snakes, drills, etc., in ready repair.
Reports any maintenance concerns in occupied or vacant units, and common areas, to the Maintenance Supervisor.
Performs maintenance as scheduled by the Maintenance Supervisor.
Delivers superior customer service and represents the company in a professional manner at all times.
Attends and participates in training programs as required.
Performs all duties as assigned, in a timely manner.
Maintains a professional appearance.
Maintains all safety procedures and safeguards all company tools and equipment.
Achieves high productivity through reliable and punctual on-site attendance, and timely reports any tardiness and/or attendance issues to immediate supervisor.
Performs any other related duties as required or assigned.

Competencies

Ability to deal with problems involving several known variables in situations of a routine nature.
Ability to understand and use sound judgement in order to carry out written, oral or diagrammed instructions.
Ability to read/ understand documents such as policy manuals, safety rules, operating and maintenance instructions.
Ability to write routine reports and correspondence.

· Understand and follow the proper use of equipment and chemicals including the use of personal protective equipment (PPE).

· Follow and adhere to an established preventive maintenance program and perform the required maintenance including replacement of filters, etc.

· Reliable and dependable attendance and punctuality are essential for this position.

· This position requires driving for the company using either a company vehicle, or their personal vehicle.

· Follow all safety procedures.

· Knowledgeable in state, local, and federal fair housing laws.

Qualifications

1-3 years training and or experience in the building maintenance trades. Preferred.
Possess a general knowledge of the maintenance trades such as HVAC, plumbing, electrical, and carpentry.
Able to perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
Willing and able to work rotation on-call shifts.
Valid Driver's license
Reliable vehicle
