    Article Student Living is hiring an experienced and eager Analyst to join our Portfolio Management team at our Chicago headquarters.

    As our organization grows, our Portfolio Management team makes decisions supported by their portfolio data analytics and market research work.

    As a Portfolio Management Analyst, you will advance portfolio analytics and optimization.

    You will work with the Asset Management and Investment teams to ensure consistency and accuracy in portfolio analysis across the Article Portfolio.

    The Portfolio Management Analyst will report to the Senior Vice President of Capital Markets & Portfolio Management.

    You will be in a hybrid role, working at our home office in the Fulton Market office, 4-5 days per week.


    Responsibilities:
    Advance Article's agenda for deriving insights at the portfolio level by contributing to scenario modeling, what-if analysis, and debt modeling efforts
    Create market report templates and actual reports for all markets in which Article owns assets and on top acquisition and development markets
    Model acquisitions, dispositions, and financing scenarios for individual Fund or Joint Venture vehicles.
    Collecting and validating operational and performance data from multiple internal and external sources
    Maintain proprietary databases and reporting dashboards for accurate reporting
    Computing AUM, investment performance, real estate operating metrics, and other goals
    Contribute to initiatives, designing and creating tools for portfolio reporting, creating custom automation for portfolio analytics, and establishing data models to capture investment team metrics
    Help prepare data for management reports provided to Leadership and throughout the company
    Assist in investor and lender reporting and creation of marketing and due diligence materials
    Support real estate investment underwriting by providing portfolio impact analysis
    Understanding of real estate (student housing asset class) and financial theories that underpin portfolio construction

    Your Track Record:
    Minimum of 2-4 years of data management or applicable experience; real estate experience
    Analytical thought process and a mastery of Excel (can maintain complex spreadsheets).
    Understanding of real estate fundamentals
    Asset class experience in student housing
