    Description

    Our real estate client in Dallas is seeking a Construction Project Manager with prior experience in the multi-family sector or a related construction field. This role entails collaborating with various team members across all departments to manage CAPEX Project Management, scoping, budget forecasting, due diligence support, and other responsibilities.

    The ideal candidate should be flexible to travel at short notice and be based in the Dallas-Fort Worth area, focusing on regions including DFW, Oklahoma, and Kansas City, MO.

    Responsibilities:

    • Evaluate, scope, oversee, and conclude capital needs and projects.
    • Provide accurate and timely documentation and reporting as required.
    • Adhere strictly to company policies and procedures.
    • Manage and partake in the due diligence process, including needs assessment, option presentation, budget/report creation, and scoping/bidding for swift implementation of improvements.
    • Conduct routine needs assessments and audits on properties within the portfolio.
    • Act as a general contractor overseeing multiple subcontractors to ensure adherence to budgets and schedules.

    Qualifications:

    • Prior experience in construction and needs assessment.
    • Experience scoping exterior capex projects.
    • Estimating and bidding experience.
    • Corporate-level capital improvement project management experience or project management with a General Contractor.

    Skills:

    • Proficiency in general construction, including carpentry, waterproofing, coatings, building envelope, roofing, concrete, asphalt, plumbing, electrical, drainage, and pools.
    • Computer literacy in Microsoft Word, Excel, Outlook, Adobe/Bluebeam, and PowerPoint.
    • Business mathematical and analytical skills.
    • Demonstrate leadership, honesty, integrity, ownership, urgency, and cost management.
    • Excellent team management and communication skills.
    • Ability to prioritize effectively, execute tasks, and manage multiple projects simultaneously in a high-pressure environment.
    • Self-starter with the ability to work independently when required and a strong desire for professional success.
    • Enthusiastic, flexible problem solver open to organizational change.
    • Strong administrative and organizational abilities, including self-motivation.

    Preferred Qualifications:

    • Bachelors Degree in Construction Science, Engineering, or Project Management.
    • Trade School Certification(s).
    • Project Management Professional Certification (PMP).
    • CAD or rendering experience.
    • Licensed drone operator.
    • Certified thermographer.
