    We are seeking a highly skilled and experienced Project Manager to join our Land Development team in Carlsbad.

    As a Project Manager, you will be responsible for assisting the Vice President of Land Development in land acquisition and due diligence; managing various aspects of project development from acquisition through construction and sales; and coordinating the design and development for the processing of plans and maps.

    This is a challenging and rewarding role that requires strong communication skills, excellent organizational skills, and the ability to envision a process and follow up through completion.

    Your days will be busy. Here are some of the responsibilities of this position:

    • Assist with updating operating processes, systems, and tools to achieve departmental goals; recommend more timely and accurate information and streamline department and personal workflow.
    • Perform project due diligence, research, and analysis for land acquisition including various aspects of the lot development budget, development fee budget, land plan analysis, proposed product pre-plot analysis, development agreement and project document review, environmental processing and review, seller coordination, governing agency research, utilities research, professional consultant research and management, and Homeowners Associations (HOA) and Department of Real Estate (DRE) research and status.
    • Contract and manage professional consultants, including land planning, engineering, soils geology, environmental traffic, acoustical, landscape architect, utility consultant, DRE, HOA and any other consultant required to obtain grading permit approval.
    • Obtain and manage necessary deposits and refunds including development and sales processes.
    • Manage and participate in project HOA meetings as required until ultimate transition to homeowners. Continue communication and relationship with property management companies and HOA subsequent to project build out.
    • Prepare and manage sales disclosures and documents related to project management.
    • Manage and maintain budgets, job costs, and job cost back-up for professional consultants, and development fees. Approve invoices as appropriate.
    • Coordinate file management and record retention for active and closed projects.

    The ideal candidate will have:

    • Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related field
    • Proven experience in project management within the construction industry
    • Proficiency in Microsoft Office, MS Project, Teams, and Share Point
    • Excellent organizational and time management skills
    • Ability to read blueprints, schematics, and other technical documents
    • Exceptional problem-solving skills and the ability to make sound decisions under pressure
    • Solid written and verbal communication skills
    • The ability to envision a process and then follow up through completion
    • Ability to drive to local worksites as necessary
