    Residential Property Manager

    Human Investment Project, Inc. [HIP Housing]
    Description

    Alere seeks a highly motivated self-starter to join a dynamic real estate investment company.

    This challenging opportunity reports to the Senior Vice President – Portfolio Management and is tailored to a versatile professional looking to contribute and gain experience in asset management.

    This is a fast-paced role within a growing, cooperative, and well-funded organization uniquely positioned to succeed in today's commercial real estate environment.


    Responsibilities include:
    Budget and oversee capital projects
    Manage construction management fee protocol
    Communicate with 3 rd

    party property management company
    Attend tenant move-outs and review tenant move-out reconciliations
    Perform monthly inspections for vacancies and visit properties regularly
    Direct and closeout repairs related to lender and insurance inspections
    Collect and review maintenance reports from property management
    Review monthly variance reports
    Maintain spreadsheet for projected vacancy estimates
    Review new leases, rent rolls, and budgets
    Audit insurance invoices
    Route documents for LL signature to attorney / tenant / COO
    Track tenant aging report and engage legal when necessary

    The ideal candidate possesses:
    The highest level of integrity & professionalism, an "ownership" mentality
    Exceptional work ethic and organizational skills
    Ability to manage sensitive information with discretion and confidentiality
    Demonstrate excellence in time management and ability to prioritize multiple tasks to meet established deadlines
    Proficiency in Microsoft Excel, Word, PowerPoint; exposure to MRI accounting system a plus
    Strong interpersonal, verbal, and written communication skills
    Ability to work independently and within a small team environment
    7-10 years in commercial property management or related field
    The position is based in Newport Beach, CA. Title and pay will be commensurate with experience. We offer a competitive compensation package including flexible time-off, medical/dental, and 401K. Alere is an equal opportunity employer and makes employment decisions based on merit.
