- Maintain occupancy at a level that meets or exceeds budgeted amounts and maintain sufficient waitlist to allow for timely processing when vacancies occur.
- Ensure rent is collected according to guidelines and provide necessary notifications if tenant payments are late, including payment agreements, evictions and turning over to collection agency.
- Operate to budget (monitor monthly expenditure to keep a positive cash flow) Notify Management of any unusual or unexpected large expenses. Seek multiple bids when applicable for large ticket items.
- Manage make readies in a timely manner with Maintenance staff to keep turnover at 30 days or less.
- Approve, code invoices and submit to main office on weekly basis.
- Maintain the quality of the facility & grounds through performing necessary preventative maintenance, Quarterly & Annual unit inspections and other necessary repairs.
- Oversee Maintenance staff, create work orders and monitor maintenance technician's timely completion of necessary work.
- Complete Annual Certification by Lease renewal date to maintain State Compliance.
- Complete Interim & Annual Certifications by Lease renewal date to maintain HUD Compliance.
- Participate in REAC physical inspections or MOR an file reviews for the property as notified by HUD.
- Maintain a pdf file of Resident files for KHRC file reviews for the property.
- Maintain updated Tennent information on monthly or quarterly in KHRC database Procorem.
- Provide information for Annual audits.
- Handle lease violations.
- Attend training seminars / webinars as needed for continuing education requirements.
- Attend Quarterly Management meeting as applicable.

- Excellent communication, writing, problem solving and organizational skills.

- Proficient with Microsoft Excel and Word.
- Experience with One-Site a plus.
