    Description

    Gross Residential is searching for a Division Manager to direct the operations of five apartment communities in our Charlotte market. This position involves managing a Regional Manager and on-site visits to your assigned properties.

    Our Division Managers hold responsibility for the overall direction, coordination, and evaluation of these business units including recruitment, leasing strategy, capital improvement projects, and overall property performance. This person will report to the Director, Asset Management and will have frequent contact with the owners.

    Responsibilities:

    • Supports, develops and executes the Company's strategies related to property management operations by directing team members on the assigned portfolio of properties.
    • Implements and continues to improve the policies, procedures, and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance and personnel objectives.
    • Bids and manages vendor contracts and capital improvement work scopes.
    • Provides supportive and inspiring leadership to a Regional Manager and several Property Managers by interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices.
    • Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
    • Produces timely reporting and on-going communication about the performance of the properties and responds quickly and with urgency to concerns, questions, issues, and requests.

    Preferred Qualifications and Skills

    • Strong focus, high level of sensitivity, and competence with risk management.
    • Manage customer service through multiple teams while monitoring revenue and occupancy.
    • Exceptional written and verbal communication skills
    • Ability to impact and influence people and processes.
    • Detailed knowledge of Fair Housing.
    • Bachelor's or Master's Degree in related discipline.
    • 10-15 years of experience in the management and leadership of multi-site operations, preferably in the multi-family industry or a related field organization, e.g. retail, automotive, hospitality.
