    Exciting opportunity in our New York City corporate office we are seeking an experienced Property Manager to join our team.

    Responsibilities include:
    • Site Management
      • Report to the on-site office 5 days per week (Monday through Friday, 9 am to 5 pm).
      • Manages and supervises the administration, improvement, maintenance, and general operations of residential properties.
      • Communicate with residents and resolve issues such as monthly payment queries and issues, arrears, noise complaints, repair requests, etc.
      • Determine whether repairs and/or maintenance are needed based on regular inspections of the grounds, facilities, and equipment.
      • Available for onsite emergencies when necessary
      • Create and send memos on BuildingLink to residents.
      • Shows properties, explains terms of occupancy, and provides information about the community to prospective tenants.
      • Devises and implements marketing plans for vacant spaces.
      • Acts as the liaison between onsite managers, tenants, board members and owners.
    • Financials/Reporting
      • Apply monthly chargebacks in Yardi to Condominium unit owners.
      • Oversee monthly common charge collections from unit owners.
      • Oversee preparation of reports, annual budget and other documents.
      • Conduct periodic asset management meetings and interface with client.
      • Monitor monthly maintenance expenditures, to ensure costs incurred are within the confines of annual budget.
      • Collects fees, including those for monthly assessments, rentals, deposits, insurance, taxes, or other operating expenses.
    • Closings & Resident Move-In/Out
      • Record all apartment closing information in DEPM SharePoint files.
      • Complete condominium questionnaires when requested by lenders.
      • Monitor move-in/out activity and issue security deposit reimbursements.
      • Review and approve the insurance certificates for resident moves and deliveries.
    • Vendor Management
      • Designs, schedules, and coordinates general upkeep, major repairs, remodeling, or construction projects of the property.
      • Gather bids for building projects and present to client.
      • Manage and correspond with vendors.
      • Complete SHF (special handling forms) for checks.
      • Create contract matrix and hold COIs on file for vendors.
      • Complete insurance and vendor credit applications.
      • Sort monthly invoices and work with Resident Manager to ensure prompt payment.
    • Compliance
      • Ensure compliance with various city, state, and related governmental agency requirements, including NYC local laws.
      • Enforce property rules and regulations with residents, guests, staff and vendors.
      • Follow client policies and procedures.
    • Building Staff
      • Interview candidates for building positions with Resident Manager.
      • Process and onboard building staff with Douglas Elliman's Talent Acquisition.
      • Process end of year bonuses for building staff.
      • Coordinates the activities of staff and contract employees.
      • Provides constructive and timely performance evaluations of staff.
    Minimum Qualifications Include:
    • 5-10 years experience as a Property Manager
    • Bachelor's degree in Business Administration, Accounting, Real Estate, Finance, or related field required.
    • Capital Project Experience - e.g. faade, heating systems, elevator modernizations, HVAC systems, etc.
    • Administration/oversight for Apartment Alterations and Substantial experience with co-op/condo board and annual meetings
    • Knowledge of financial matters - e.g. budget, arrears, capital project budgets
    • Knowledge and experience with governmental compliance
    • Familiar with all co-op condo governing documents - e.g. Offering Plans, By-Laws, etc.
    • Experience with property management software programs - e.g. accounting systems, Buildinglink, etc.
    • Basic proficiency in computer technology - e.g. Word, Excel, etc.
    • Strong communication skills - written and verbal.
