In our ongoing shift from a real estate company to a customer experience company, we're on the lookout for an Operations Director.

The role directly reports to the General Manager at our Savannah, GA center and involves collaborating with the management team, customer service representatives, vendors, tenants, and shoppers.

As the Operations Director, working under the General Manager's guidance, you will ensure smooth operations of the center while fostering positive relationships with vendors, tenants, shoppers, and the local community.

In this position, you will hold overall responsibility for the center's operations, with a deep comprehension and management ability of mechanical systems, construction practices, preventive maintenance, and regulatory requirements.

You will oversee the physical operations of the center, manage general and preventive property maintenance, coordinate construction activities, ensure public safety, housekeeping, and other outsourced services.

With a forward-thinking outlook, you will aid the General Manager in crafting a comprehensive strategic business plan, budget, and 5-year capital plan that maximizes property NOI and enriches the real estate asset.

Ensuring regular updates to the General Manager, you will produce monthly financial forecasts, manage real-time revenue and expense positions,

Utilizing your robust project management skills, you will forecast property expenses, oversee capital projects, prepare operational reports, assist in specialty leasing and marketing endeavors, and identify and address HR issues in alignment with company policies and under the General Manager's guidance.

This role centers on refining operational methods for the center, enhancing Net Operating Income (NOI), and upholding Tanger's high-performance standards at the property.

You will actively engage in maximizing profit center performance related to Short Term Leasing, Fixed CAM, Utilities, Waste Handling, and Parking Services as applicable.

Having a grasp of all system operations and maintenance (including lighting controls, electrical, irrigation controls, alarm, solar, etc.), you will deliver training to the on-site team and other centers as assigned.

Your tasks will involve upholding acceptable standards for restrooms, common areas, and grounds and providing additional training/guidance as needed.

You will lead procurement efforts and review associated invoices for accuracy.
Leveraging your operational proficiency, you will support enterprise initiatives concerning sustainability by reducing the center's carbon footprint. Continuously evaluating potential rebate programs, you will optimize energy-efficient programs.

You will ensure the timely and smooth completion of construction projects, warranty matters, and tenant construction problems by collaborating with the Tanger Design & Construction team.

You will support centers of similar size and geographic location with Capital Projects, Operational Service Agreements, and Best Practices Innovation as assigned.

This entails reviewing of scopes, bids, contracts, and timelines with the management team. You will partake in inspections and assist the on-site team in monitoring projects in project management systems.
Ensuring quality, efficiency, and budget-conscious operations, you will recruit and oversee vendors and contractors' performance.

Implementing a preventive maintenance checklist for property repairs, you will design ongoing training programs for efficient cleaning and maintenance procedures both on-site and at other assigned centers.

Your role involves establishing and maintaining routine inspection and repair programs for major structural repairs like roof systems, asphalt systems, sidewalks, etc., both on-site and at other designated centers. You will establish an efficient landscaping program and ensure tenants comply with maintenance policies related to HVAC equipment.
You will respond to operational crises promptly and manage operations during emergency situations.

You will monitor the property for safety violations and potential safety risks, enforce security/safety protocols, maintain all fire suppression systems, fire alarms, and burglar alarm systems, and collaborate with law enforcement agencies to ensure a safe shopping and work environment.

With the safety of shoppers and employees in mind, you will ensure adherence to all Tanger Hazard Prevention and risk reduction policies and programs, establish and maintain traffic control systems, and set up effective OSHA compliance programs.

Demonstrating a customer-centric and community-focused approach, you exhibit a positive demeanor and wholeheartedly share the excitement of Tanger Outlets with shoppers, vendors, and retailers.

You will regularly visit and communicate with each store, actively participate in scheduled managers' forums, and represent Tanger at community gatherings and professional associations.

You will lend support to the center's holiday activities, special events, programs, and short-term leasing, among other duties.

Maintaining housekeeping standards and ensuring tenant satisfaction with the center's appearance, you will assist store management with any facility-related issues.

You will play an active role in weekly management and staff meetings and, alongside the General Manager, develop effective employee training and team-building initiatives.

Teaming up with the People & Culture unit, you will help the General Manager ensure compliance with all HR policies and procedures.

You are adept at negotiating contracts and overseeing the performance of independent contractors and vendors to ensure competent and efficient operations within budget.

As you can easily connect with others, you inspire trust and build relationships with tenants. You oversee adherence to lease agreements (hours of operation, HVAC maintenance, window signage, and store cleanliness).

You have excellent organizational and time management capabilities, enabling you to prioritize and handle multiple high-level projects within set timelines.

Proficient in Microsoft Word, Excel, PowerPoint, and quick to learn Tanger systems.
Adapting to a flexible schedule to meet business needs, including working on holidays, poses no challenge.

Your education and experience entail:
A bachelor's degree in business or a related field and 5-7 years of operations management experience. Experience in commercial real estate or a retail setting is preferred.

You should be able to travel by commercial airlines and hold a valid driver's license to operate your vehicle or a rental car safely.

The role entails up to 15% travel.
