    Support Staff - Position - Maintenance - HVAC

    The HVAC Technician performs routine repairs and maintenance on heating, ventilating, and air conditioning (HVAC) systems including air distribution machinery, digital controls, hot and chilled water equipment, distribution, and variable volume systems, water source heat pumps, roof top units, package units, circulating pumps, building water loops, split systems, hot water heaters, and small boilers; employs specially designed software and remote computer links to monitor systems and troubleshoot malfunctions; installs, repairs, maintains (Trane and Johnson controls) andtroubleshoots HVAC and related systems; ensures work is in compliance with regulations and standards

    Essential Duties:


    Performs troubleshooting and repair of building distribution systems including low pressure steam distribution, heat exchangers, hot and cold deck systems, air handlers, and pneumatic and digital controls.

    Installs and repairs HVAC equipment and related systems including insulation, pulling pumps, motor compressors, chillers and air-handler, troubleshooting pneumatic system, troubleshooting problems with boilers and furnace, and repairing and replacing piping and fittings.

    Performs HVAC system inspection and manufacturer recommended preventive maintenance; major component replacement work in conjunction with central energy management and control system operators.

    Monitors and adjusts systems set points and output using remote computer links to the buildings programmable logic controls.

    (Trane Summit and Johnson Controls)Performs seasonal overhauls and instructs repair teams in transitions of system from heating to cooling and vice versa.

    Ensures proper care in the use and maintenance of equipment and supplies, promotes continuous improvement of workplace safety and environmental practices.

    Examines equipment to diagnose problems.
    Keeps records, logs, work orders on job status and results of work completed. Complete requisitions for necessary parts, materials mad equipment to make repairs and to keep inventory of frequently used items. Also produce records using computer software and data base library.
    Reads blue prints and schematic drawings to determine work sites, resources, and the need for advance work.
    Receives and investigates calls for emergency repairs.

    Required to have prompt, regular attendance in-person and be available to work on-site, in-person during regular business hours and as needed.

    Performs other duties as assigned by appropriate administrator.


    Requirements Education:

    • High School Diploma/GED required
    • HVAC trade school/associates degree in HVAC preferred

    Work Experience:

    • 2 years experience with commercial equipment, chiller, air handler, hot water heater required Certification/ Licenses:
    • Valid Georgia Driver's License; must comply with Transportation Regulation EDC-R required
    • Universal EPA refrigerant handling certification required
    • 3rd class NIULPE (National Institute for Uniform Licensing of Power Engineers) OR NATE (North American Technician Excellence) certification OR Restricted HVAC license required KNOWLEDGE, SKILLS &

    ABILITIES:

    • Written and oral communication. Computer skills. High level of electro-mechanical competence. Proficient in all areas of commercial system HVAC installation and maintenance. Skilled in the use of test equipment used to troubleshoot assigned systems. Ability to correctly and safely operate all tools and equipment.
