    Senior Director—BTR Development

    Job Summary

    The Senior Director will have full leadership and management responsibility for the build-to-rent development business line. The Senior Director, BTR will manage a team of seven and oversee project concept to completion from market analysis, land sourcing and acquisition through hand-off to construction.

    Direct Reports: Directors, Development Managers, and/or Associate Development Managers

    Duties/Responsibilities: The duties listed below are an outline of the role's responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed.

    • Manage all aspects of bringing a project from concept to completion, including:
      • Oversee all elements of land sourcing including market analysis, working with land brokers and identifying environmental factors
      • Work with institutional equity partners and lenders to close on land and finance construction
      • Maintain oversight on project financial models with the help of associates, senior analysts and analysts
      • Lead entitlements and manage associated political challenges
      • Supervise the design and preconstruction processes of new construction projects with an internal General Contractor
      • Own the development lifecycle through hand-off to construction; ensuring that project deadlines are met, and risks are properly prioritized
    • Provide outward-facing promotion of the Landmark BTR platform through speaking at conferences, publishing articles in trade publications, and engaging in other promotional endeavors
    • Manage BTR development sites under contract
    • Guide business line financials, including budgeting and performance evaluation.
    • Take responsibility for managing team practices, personnel, and structure to align with Landmark standards and ensure business line success

    Education & Experience

    • Bachelor's degree in Finance, Real Estate or closely related concentration; MBA is a plus
    • Minimum 15 years of experience in single-family housing, multifamily, or commercial real estate development

    • General understanding of the site work and vertical construction process

    • Ability to analyze financial data quickly and efficiently
    • Advanced computer skills in word processing, excel spreadsheet or comparable systems
    • Pro forma modeling experience in development and / or acquisitions

    About Landmark Build-to-Rent

    Landmark Properties is the largest developer and one of the largest owners of student housing in the United States, with over $11bn in assets under management.

    The company began operations in 2003 in Athens, Georgia, where it is currently headquartered, by developing purpose-built single-family cottages for students at the University of Georgia. In 2020, Landmark launched its build-to-rent division, which capitalizes on the company's past experience in developing and operating rental homes. A survey of the competitive landscape suggests that other BTR developers are either:

    • Single-family for-sale homebuilders, who are experienced in building single-family homes but are not operators, or,
    • Apartment developers, who are experienced in operating rental properties but have never built single-family homes.

    Landmark is one of the few BTR companies that has both built rental homes and successfully operated them.

    It is Landmark's goal to aggressively grow the BTR platform in the coming years so that BTR substantially contributes to the company's financial success.
