    Assistant Property Manager

    The primary responsibility of the APM is to provide administrative and operational support for the efficient running of the Property Management Team. The APM is accountable to and reports to their perspective Property Manager and Director of PM.

    Maintain Yardi Database (set up new tenants, correct tenant information, input renewal lease information, input vendor contact/W9 information, etc.)

    Work closely with Property Managers to resolve day-to-day tenant or property issues and manage property projects.

    Work with PMs & Accounting Clerk to code monthly vendor invoices.

    Track A/R, communicate tenant delinquencies to Property Managers and Dir of Property Management, and Dir of Asset Management. Reach out to tenants to resolve and collect.

    Maintain the Total Sales Workbook and ensure information is up to date. Request sales from tenants.

    Work with Property Managers to onboard new tenants, including preparation of welcome letter, collection of Tenant Information Sheet, COI, and coordinate delivery of premises/exchange of keys. Make sure utility accounts transfer to new tenant and back to the property upon lease termination.

    Work with Property Managers to manage the move out process (i.e. re-key of premises, change suite utilities).

    Coordinate and send tenant CAM reconciliation and CAM estimate letters annually.

    Assist Property Manager in obtaining proposals as part of the annual budget process.

    Research tenant CAM rec/estimate questions, report findings and draft response to PM/Accountant for review.

    Draft and email tenant notices and coordinate access for lender/insurance inspections, vendors, etc.

    Work with Office Manager to manage tenant COIs and communication w Docutrax.

    Assist acquisitions as needed.

    Undertake organizational projects to streamline property management processes and to centralize information for ease of access.

    Collaborates with PMs and all members of the Asset Management Group as it relates to the above procedures and functions or as needed on future projects.

    Some travel required.

    Compensation Range: $60,000 - $85,000 depending on experience and skills

    Hybrid position: Onsite Monday, Tuesday, Thursday
