- Update and monitor Request for Information (RFI) System.
- Compile, update, and monitor Change Order Request Log.
- Understand all elements of applicable contracts and act as the Company's authority on contracts.
- Manage contract administrative functions once a project is assigned.
- Attend meetings with Owner's Representative and call meetings as needed to address major issues.
- Develop or approve the schedule of values for billings.
- Submit payment requisitions to Owner by the established billing date.
- Manage Receivables for timely payment.
- Review and approve subcontractor pay requisitions and ensure all necessary accompanying documents are provided.
- Ensure timely drafting and execution of subcontracts.
- Secure permits, bonds, and insurance as required.
- Monitor Subcontractor performance and compliance with contract provisions.
- Manage shop drawing submittal process.
- Document important contract-related transactions and events.
- Complete project closeout in accordance with contract requirements.
- Handle pricing, negotiation, and collection for change orders and extra work.
- Participate in project buyout as assigned.
- Develop an effective construction plan in coordination with the Superintendent.
- Ensure construction methods maximize production, quality, cost-effectiveness, and safety.
- High school diploma with 10+ years construction experience (5+ years in a leadership role) OR
- Associate degree in Engineering, Construction Management, or a business-related field with 7+ years construction experience (3+ years in a leadership role) OR
- Bachelor's degree in Engineering, Construction Management, or a business-related field with 5+ years construction experience (3+ years in a leadership role).
