    Senior Branch Infrastructure Associate (Real Estate)

    Job Purpose

    In this role, you will lead Beacon's divisional real estate transaction services for leased and owned assets. The ideal candidate will partner with divisional and regional leadership, along with Beacon's brokerage partner, to implement transaction strategies that control costs, optimize flexibility, and support Beacon's long-term business strategy.

    Duties and responsibilities

    • Develop and implement real estate transaction strategies that minimize real estate costs, maximize flexibility, and support long-term business objectives.
    • Engage with internal and external resources to effect efficient lease portfolio management and ensure real estate transactions are executed in a timely and effective manner.
    • Manage third party brokerage resources to ensure brokers are aggressively negotiating deal terms and achieving optimal transaction outcomes.
    • Partner with Facility Management team on capital improvement projects that require real estate actions (lease amendments, landlord approvals, etc).
    • Ensure lease or sale comps are relevant and comparable to subject properties.
    • Continue ongoing efforts by the Real Estate team to gather and store real estate portfolio documents.
    • Coordinate with offsite lease administrator to make sure all transaction documents are processed appropriately.
    • Ensure LL contact info and W-9 information is provided and updated at the time of transaction execution.
    • Work closely with the legal department to accurately prepare legal documents.
    • Securely and accurately document project activity and reporting for Real Estate transactions.
    • Manage and cultivate landlord relationships.
    • Coordinate with accounting department and lease administration to ensure payments are accurate and made in a timely manner.
    • Other special projects or duties as assigned by the Senior Manager
    • Occasional travel required.

    Qualifications

    • 3-7 years of experience with real estate transactions and commercial leasing.
    • In-depth familiarity with real estate transaction documentation.
    • Strong project management and organizational skills.
    • Self-starter; can work independently with minimal guidance.
    • Strong financial analysis skills.
    • Excellent verbal and written communications skills.
    • Proficient in MS Word, Excel, Outlook.
    • Strong ability to work on multiple complex projects concurrently.
    • Preferred experience with Lease Harbor, CoStar.
