    Position Summary

    Is this position exempt from overtime pay?

    Yes

    Primary duties include planning and supervising the general cleaning and operation of a school or satellite office. Work involves responsibility for maintaining proper sanitary and operating standards at a school facility or satellite office. Work is repetitive and is performed according to schedules and instructions.

    Employee(s) must be capable of performing any and all listed duties independently which may vary based upon the work location/assignment and available staffing.

    This position is considered essential personnel for emergency situations, including inclement weather conditions. Management reserves the right to limit the use of annual leave during mission essential timeframes

    Grade placement for the Chief Custodian is as follows:


    • Grade 8: A school or satellite office under 25,000 square feet
    • Grade 9: A school or satellite office 25,000 square feet or greater
    • Grade 10: Multiple facilities i.e. a school or satellite office 25,000 square feet or greater and a secondary building at 25,000 or greater square feet with separate heating systems.
    (Square footage is based on main buildings only and DOES NOT include re-locatable classrooms or outbuildings.)

    Essential Duties & Responsibilities

    • Operates the heating, air conditioning and ventilating equipment within the school in a safe and efficient manner to assure the protection of the building occupants, structures and equipment, and to provide a comfortable interior climate within established guidelines.
    • Performs preventive maintenance on all equipment as assigned.
    • Interacts and assists in preventive maintenance tasks with the Preventive Maintenance Team at their location as necessary.
    • Makes minor maintenance repairs and adjustments, such as cleaning clogged plumbing fixtures, replacing electric bulbs, fuses, and ballasts.
    • Performs minor maintenance of boilers and auxiliary equipment (including cleaning of tubes and fire boxes).
    • Requisitions equipment, tools, parts and supplies.
    • Assists the principal or designee in preparing work requests.
    • Oversees and participates in the cutting of lawns and caring for grounds and shrubbery.
    • Oversees and participates in the snow removal program.
    • Opens, closes and locks buildings and gates, or assigns tasks to responsible subordinate.
    • Maintains records of area inspections, inventory, and equipment maintenance. Generates and/or maintains other records as directed.
    • Assists the Operations Area Manager to develop custodian work schedules and floor plans, as required.
    • Assigns and inspects the work of custodians involved in the cleaning and general upkeep of a school facility; initiates the progressive discipline process when applicable.
    • Instructs employees in the proper use of building services, supplies, equipment, and cleaning procedures. Provides and maintains records of training.
    • Inspects facilities and grounds to ensure maintenance of safety, sanitary, and security standards on a daily basis (including weekends and holidays).
    • May perform the duties of lower graded custodians as assigned per location.
    • Works on call as needed.
    • Climbs ladders and/or uses genie lift to high dust, clean light fixtures and air vents, and replace lamps, fluorescent tubes, and ceiling tiles.
    • Supervises and participates in the cutting of lawns and caring for grounds and shrubbery. Maintains outside of school using power equipment to trim shrubbery, rake and bag leaves as required.
    • Provides basic hand tools.
    • Supervises and participates in the snow removal program.
    • Performs other duties as required.

    Education


    • High school diploma or equivalency certificate required.
    Experience


    • Three years professional cleaning, building equipment service or operator experience or any combination there of, preferably with six months experience as a Lead Custodian and supervisory and/or heating and cooling equipment experience. Experience at Anne Arundel County Public Schools in a temporary or acting assignment will be considered or an equivalent combination of education and experience deemed sufficient to prepare the applicant to successfully perform the duties of the position. At the recommendation of management, consideration will be given to qualified Operation Apprentice I or II employees.
    Knowledge, Skills, and Abilities


    • Ability to speak, read and write English sufficiently to give and receive instructions. Bi-lingual (English/Spanish) skills highly desirable.
    • Demonstrated ability to effectively work and communicate with diverse populations.
    • Knowledge of and ability to ensure compliance with Right to Know Law, Asbestos Awareness, Blood Borne Pathogens and general cleaning methods and procedures, and handling of cleaning equipment and chemicals, including proper disposal.
    • Ability to perform medium manual labor.
    • Ability to understand and follow oral and written instructions.
    • Must possess good oral and written communication skills.
    • Ability to understand and follow oral and written instructions.
    • Ability to operate custodial and grounds care equipment.
    • Ability to work overtime or weekends and respond to call to work in advance of regular hours to clear snow.
    • Demonstrated ability to effectively work and communicate with diverse populations.
    • Must have the ability to train subordinates, i.e. Right to Know Law, Asbestos Awareness, Blood Borne Pathogens, general cleaning and equipment operations.
    • Ability to employ business technology tools as required of all AACPS employees, e.g. E-mail, obtaining relevant AACPS employee information through the AACPS Intranet, employing the electronic benefits enrollment tool and any other electronic tools implemented in the future.
    • Ability to safely use and operate genie lift; training provided if necessary.
    • Provides basic hand tools.
    • Satisfactory score on any test required.
    Licenses/Certifications


    • Successful completion of the AACPS "Introduction to School Facilities Leadership & Boiler Plant Safety/Procedures" course or an equivalent course through another public school system approved by the Supervisor of Operations & Logistics. Consideration will be given to candidates who can achieve a passing grade on the "Introduction to Operations Equipment and Plant Procedures" course test. In lieu of completing the course above and/or passing the course test, possession of a 4th Grade Stationary Engineer's Certification issued by the State of Maryland is sufficient.
    • Successful completion of a Leadership Training or Certificate Course through AACPS or equivalent outside course. If otherwise qualified but without prior Leadership Training as indicated above, the selected candidate is required to successfully complete the first available AACPS Leadership Training/Certificate Course after appointment.
    • Hold or be eligible for any type and level of licensure as designated at any time by the State of Maryland to operate the installed equipment in assigned area.

    Physical Requirements


    • The ability to perform extensive walking, stooping, pushing, carrying, climbing, bending, and lifting of up to 50 pounds independently and have the ability to exert force required to twist/turn equipment/tools required to perform assigned tasks.
    • Involves sustained physical effort and some exposure to dust, dirt, noise, chemical solutions/solvents/odors, and adverse weather conditions.

    EMPLOYEE SAFTEY:

    • Employee is required to use safety devices and protective equipment in order to minimize the frequency and severity of work-related accidents. Adheres to safe practices and methods in the operation of equipment and supplies related to his/her particular job.
    • The employee is responsible for correcting and/or reporting any conditions within the building or grounds that may be hazardous to employees, students or staff members assigned to the building.
