SUMMARY
The Preconstruction Director leads the overall vision, strategy, and execution of the company's preconstruction efforts, ensuring alignment with business objectives, client expectations, and operational excellence. Oversees multiple teams across regions or market sectors, guiding high-level estimating, pursuit strategy, risk management, and client engagement. Partners closely with executive leadership, operations, and business development to influence early project decisions, drive innovation, and strengthen competitive positioning.
ESSENTIAL JOB FUNCTIONS
- Oversee and lead preconstruction process on multiple $100+ million projects from concept all the way to GMP.
- Lead multiple projects and provide overall Preconstruction team leadership.
- Lead the preconstruction process from project inception to award.
- Develop and manage project scopes, budgets, and schedules.
- Oversee cost estimating, value engineering, and constructability reviews.
- Collaborate with clients, architects, engineers, and subcontractors to define project requirements.
- Prepare and review bid packages, proposals, and contract documents.
- Manage subcontractor and vendor prequalification and bidding processes.
- Identify potential project risks and develop mitigation strategies.
- Coordinate and lead preconstruction team activities and meetings.
- Assist in contract negotiations and awards.
- Support the development of project schedules and phasing plans.
- Ensure compliance with safety standards, building codes, and regulations.
- Provide leadership and oversight to ensure accurate and competitive bids.
- Review and approve project documentation, including drawings and specifications.
- Foster relationships with clients and stakeholders to secure project opportunities.
- Perform other duties as assigned.

PHYSICAL ACTIVITIES AND REQUIREMENTS
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift, up to 15 pounds at times.
- Travel as needed.
REQUIRED SKILLS AND QUALIFICATIONS
- A. or Engineering, Construction Management or Architecture, or equivalent experience.
- 10+ years of Estimating experience for large projects.
- Proficient management, leadership and technical skills.
- 5-7 years of management experience.
- Experience with estimating software.
